Job summary

Pro-Excel Property Managers Inc. is seeking a Registered Electrical Engineer to lead the building operations team at SRP Cebu City. The role focuses on preventive maintenance, safety, and fault-free performance of all facilities equipment, with reporting to the Building Manager.

You will supervise technicians and coordinate with contractors, prepare budgets for technical services, and ensure compliance with regulatory standards while maintaining accurate records and uptime metrics.

Qualifications

• Registered Electrical Engineer.
• At least 1 year of experience in building, facilities, or property management.
• Knowledge of preventive maintenance, building systems, and electromechanical equipment.
• Experience in supervising technicians, contractors, or maintenance activities is an advantage.
• Strong coordination, reporting, and technical documentation skills.
• Detail-oriented, organized, and able to work on a shifting schedule.

Responsibilities

• Ensure reliable operation of building equipment, safety & security through regular inspections.
• Implement preventive maintenance and undertake corrective maintenance as needed.
• Ensure compliance with 52-week PM schedules and use of Equipment PM forms/checklist.
• Monitor equipment downtime and submit uptime reports to QA.
• Supervise and evaluate performance of multi-skilled technicians (MST).
• Maintain inventory of tools and consumables; keep stock cards updated.
• Assist Building Manager in budgeting for technical services and materials.
• Prepare daily/weekly maintenance reports and brief Building Manager on issues.
• Oversee third-party contractors for repairs at the project.
• Respond promptly to residents/tenants and advise Building Manager on actions.
• Assist in evaluating Service Providers.
• Coordinate Emergency Preparedness Drills and Fire/Earthquake Drills.
• Ensure all fire protection systems are maintained and operational.
