Job summary

SMDC in the Philippines seeks a Senior Project Management Manager to oversee one condominium development project, guiding detailed planning, preparation, implementation, and completion of construction stages with strong leadership.

You will supervise project staff and third-party CM, coordinate with design teams, vendors, and stakeholders, review plans, and drive value engineering and cost-saving initiatives while ensuring safety and quality.

Qualifications

  • Bachelor's degree in any Engineering field.
  • Valid PRC license (or equivalent).
  • At least 5 years of project management experience in an established development company.
  • At least 3 years of experience working with business stakeholders in a cross-functional matrix environment.
  • Excellent leadership, communication, and interpersonal skills.
  • Ability to work independently and in collaborative team environments.
  • Strong analytical and problem-solving capabilities.

Responsibilities

  • Oversees and monitors the preparation, implementation, and completion of various work stages related to assigned construction projects.
  • Ensures review and revisions of plans, designs, and specifications are conducted from DD to FCD.
  • Leads preparation of risk management plans and monitors mitigation actions.
  • Identifies and secures project permits, clearances, and certifications.
  • Facilitates pre-bid and bid processes, and manages contract documents.
  • Prepares and submits weekly and monthly reports, including POC certifications.
  • Leads project management meetings and site inspections.
  • Ensures compliance with QA/QC, safety, and environmental requirements.
  • Oversees vendor performance and procurement processes in SAP.
  • Delivers projects on time, on budget, and to required quality standards.

Job Description:

Ideally, manages one condominium development project. Facilitates the project's detailed planning, preparation, implementation, and completion of various work stages related to construction of the assigned project.

The Senior Project Management Manager position applies when two or more development projects or large expenditure projects are handled by the position.

Supervises:

  • Project Management Assistant Managers
  • Project Management Administrative Assistant
  • Third-party Construction Management (CM)
  • Other project staff
Duties and Responsibilities
  • Oversees and monitors the preparation, implementation, and completion of various work stages related to assigned construction projects.
  • Ensures review and revisions of plans, designs, and specifications are conducted from Design Development (DD) up to For Construction Drawings (FCD).
  • Oversees and participates in value engineering activities and identification of cost‑saving initiatives.
  • Leads preparation of the Risk Management Plan and monitors compliance with mitigation actions while seeking continuous improvement opportunities.
  • Identifies and secures project permits, clearances, and certifications required during construction and post‑construction stages.
  • Facilitates pre‑bid meetings, clarification meetings, bid submissions/openings, and award recommendations.
  • Reviews and evaluates contract agreements, Letters of Award (LOA), Notices to Proceed (NTP), annexes, and related attachments.
  • Prepares and submits weekly and monthly reports, including Percent of Completion (POC) certifications and issue/action tracking.
  • Facilitates weekly and monthly project management meetings and site inspections.
  • Organizes emergency meetings with project teams, contractors, and suppliers to address urgent issues.
  • Prepares and recommends long and short lists of bidders and suppliers for project use.
  • Prepares and recommends for approval:
  • Project Authorization Orders (PAO)
  • Billing/Payment Certificates
  • Requests for Check Payments (RCP)
  • Work Authorization Orders (WAO)
  • Change Order Requests (COR)
  • Ensures compliance with Planning & Engineering Department systems and procedures.
  • Leads workplace safety promotion programs and compliance with health and safety laws and requirements.
  • Leads environmental protection initiatives and compliance with environmental regulations.
  • Ensures QA/QC inspections are conducted and rectification issues are resolved before turnover and acceptance.
  • Oversees assessment, evaluation, and approval of contractor and supplier billings in compliance with SAP procedures.
  • Oversees SAP procurement requests (SAP-PR) and CRM requirements.
  • Oversees implementation and completion of punch list items and timely turnover of units and facilities.
  • Manages activities necessary to achieve established project KRAs and participates in regular project reviews.
  • Oversees Vendor Performance Evaluation Reports (VPER) for contractors and suppliers.
  • Performs other duties assigned from time to time.
Job Qualifications and Skills Required
  • Bachelor's degree in any Engineering field.
