Job Summary
The Project Development Manager is directly involved in the development of the project from its inception to completion and tum-over of the property. Responsible in the analytical aspects of the projects which include but not limited to market and target analysis, site analysis. financial feasibility, etc. Conceptualizes and implements effective marketing campaigns and is responsible in sales forecasting to ensure financial stability of the projects handled. Special projects/ tasks will be assigned as needed by the company.
Duties and Responsibilities
- ProjectPlanning
- Workwith the Technical Planning Team (Architect, Engineers, etc.) to deliverproject concept aligned with the responsible and sustainable development.
- Coordinatesdirectly with the Permits and Licenses Team for all necessary permitsprior to commencement and construction of the project
- ProjectImplementation Sales & Marketing
- Checkand review the prepared Sales and Marketing budget by cluster marketing’steam.
- FormulateSales and Marketing programs and prepares sales forecast for variousprojects.
- Directsimplementation of promos and incentives for sellers and buyers andanalyses its effectiveness.
- Coordinatestravel/training and meeting schedules with sales team, brokers and othersupport group.
- Checksand recommends acceptable EAMs for approval.
- Conceptualizesmarketing ideas based on the target and market analysis.
- Directsthe fast and efficient preparation of communication and/or marketingplans and ensureproper execution of all Marketing campaign in allchannels.
- ProjectDevelopment
- Preparefinancial analytical review between project’s budgeted costs and expensesversus the actual costs and expenses.
- PrepareG&A Budget for the year.
- Setsprice list and recommends new pricing level as needed.
- Reviewand assist the PDA in uploading the inventory of the project to theFREBAS system andupdates of inventory in the system.
- Programthe Order to Construct (OTC) that can ensure fast and efficientcompletion/delivery of theproject.
- Monitorall project deliverable to ensure meeting of deadlines, alignment oftargets.
- Coordinateswith other support group like Legal, Operations, and Accounting, etc. forany project concerns to preserve the interest of the project/developerand deliver aligned with the commitment to the buyers.
- ProjectTurnover
- Supervisethe monitoring of the entire turnover process and turnover and acceptancerate of customers.
- Setquality standards and timetable to ensure smooth turnover of units tocustomers.
- PropertyManagement
- Overseesthe operations of the Homeowners Association, and/or the CondominiumCorporation through the Property Management Office
