We are seeking an experienced Estimator / Contracts Administrator to join a high-performing project delivery team supporting custom residential construction projects.This position is ideal for a construction professional with strong estimating and contract administration experience who enjoys working across the full project lifecycle—from tendering and procurement through to project delivery and close-out. The role offers exposure to custom, high-end residential projects and requires a proactive individual who can balance commercial, technical, and administrative responsibilities.
Estimating & Quantity Takeoffs
Complete detailed quantity takeoffs from architectural, structural, and consultant documentation.
Prepare preliminary budgets and detailed project estimates.
Review project documentation for inconsistencies, omissions, and pricing risks.
Assist with value engineering and cost optimization initiatives.
Develop accurate cost plans and estimate reports for project stakeholders.
Procurement & Tender Management
Prepare and distribute subcontractor tender packages.
Manage tender submissions and perform subcontractor comparisons.
Review trade inclusions, exclusions, qualifications, and assumptions.
Support subcontractor selection and procurement recommendations.
Develop and maintain procurement schedules aligned with project timelines.
Assist with project buyout activities and trade package management.
Contract Administration
Prepare, issue, and manage subcontract documentation.
Support Requests for Information (RFIs), document control, and consultant correspondence.
Maintain project records and compliance documentation.
Assist in processing subcontractor claims and payment assessments.
Support project teams in ensuring consistent use of Procore across all project administration activities.
Cost Control & Variations
Prepare pricing for client and subcontractor variations.
Develop supporting documentation for variation claims and approvals.
Assist with project cost reporting, cash flow forecasting, and budget tracking.
Monitor procurement savings, budget movements, and potential cost risks.
Support final account preparation and project financial closeout.
Project Delivery Support
Work closely with Project Managers and Site Supervisors to ensure procurement, pricing, and documentation support project delivery requirements.
Resolve scope and documentation queries before they impact site operations.
Coordinate with consultants, subcontractors, and suppliers as required.
Support project handover, defect management, and close-out processes.
6–10 years of relevant construction industry experience, preferably in Australian construction.
Experience in custom residential, luxury residential, boutique commercial, Tier 2 construction, estimating, or contract administration.
Strong understanding of Australian construction methodologies, sequencing, trade scopes, procurement, and cost management.
Previous experience as a Site Engineer, Project Engineer, Leading Hand, Supervisor, Estimator, or Contracts Administrator is highly regarded.
Advanced proficiency in Procore, Bluebeam Revu, and Excel, for estimating, tendering, RFIs, document control, variations, and contract administration.
