Job Description
The Senior Accountant plays a key leadership role in managing all accounting functions within the strata management portfolio. This position is responsible for overseeing building setups in Strata Master, managing budgets, ensuring financial compliance, leading the audit process, and supervising junior accounting staff. The Senior Accountant ensures accuracy, timeliness, and regulatory compliance across all financial activities for both new and existing strata plans.
KEY SKILLS
1. Building Setup & Onboarding (Strata Master)
- Set up new buildings in Strata Master.
- Enter budgets, prior-year financials, and current-year financials.
- Prepare and maintain onboarding document lists, ensuring all essential items are collected for audit and compliance purposes.
- Ensure all data is accurate, complete, and compliant with audit requirements.
2. Budget Preparation & Review
- Oversee the full annual budget cycle for each building.
- Review preliminary budgets prepared by Junior Accountants.
- Conduct:
- Full review of financial statements.
- Preparation and review of proposed annual budgets.
- Submission of finalised budgets to the Strata Manager for approval.
- Finalise and upload approved budgets into Strata Master.
3. Audit Lead
- Act as the primary contact for all annual strata audits.
- Ensure financial reports, schedules, and supporting documentation are prepared accurately.
- Coordinate with Junior Accountants to compile required audit materials.
- Manage complex audits, including new buildings with incomplete historical data.
- Ensure compliance with internal controls, legislation, and external audit requirements.
4. AFSS Compliance Charges
- Review, record, and manage AFSS (Annual Fire Safety Statement) compliance charges.
- Ensure correct coding and allocation in the financial system.
- Liaise with Strata Managers for approval and documentation requirements.
5. Investment Accounts Management
- Oversee the full lifecycle of investment accounts for all strata plans.
- Track Term Deposit maturity notices (typically received 3 weeks before maturity).
- Send maturity advisories to Strata Managers including:
- Current interest rate
- Maturity details
- Request for reinvestment or alternative instructions
- Action instructions regarding rollovers, closures, or new investments.
- Investment Reconciliation and ensure the balance is $0 before rollovers or closures.
- Update all relevant details in Bank Accounts Configuration, including TD numbers, interest rates, and bank details.
Opening New Investment Accounts
- Coordinate with banking partners to establish new Term Deposit or investment accounts.
- Ensure correct documentation and accurate setup in Strata Master.
6. Team Leadership & Support
- Supervise and support Junior Accountants in daily responsibilities.
- Review and approve work including budgets, reconciliations, and financial reports.
- Provide training, mentorship, and performance feedback.
- Ensure the accounting team adheres to compliance standards, timelines, and quality expectations.
7. Financial Reporting & Compliance
- Ensure all statutory, regulatory, and internal reporting deadlines are met.
- Stay up to date with changes in strata legislation and apply these to accounting processes.
- Maintain accurate financial records for all strata plans.
- Support the finance team with continuous improvements in accounting practices and controls.
Qualifications and Requirements
- Bachelor’s degree in Accounting, Finance, or equivalent.
- CPA/CA qualification (preferred).
- 3–5+ years’ accounting experience, ideally in strata or property management.
- Strong understanding of Strata Master or equivalent strata accounting software.
- Solid knowledge of audit processes and compliance requirements.
- Excellent analytical, communication, and problem-solving abilities. High attention to detail and accuracy.
- Demonstrated ability to supervise staff and manage multiple priorities.
