Senior Account Manager – Philippines (RTX Account) Location: Philippines Business: JLL Work Dynamics Account: RTX (Raytheon Technologies)

Position Summary The Senior Account Manager is responsible for leading the delivery of Integrated Facilities Management (IFM) services across the RTX portfolio in the Philippines. The role is accountable for ensuring operational excellence across Engineering Services, Soft Services, Workplace Experience, vendor management, financial performance, and client relationship management. The successful candidate will act as JLL's senior representative for the Philippines, partnering closely with RTX stakeholders to deliver a safe, compliant, and exceptional workplace while driving continuous improvement and operational efficiency.

Client Relationship Management

• Serve as the primary JLL representative for RTX in the Philippines.
• Build trusted relationships with RTX site leadership and key stakeholders.
• Conduct regular business reviews and governance meetings with the client.
• Ensure high levels of client satisfaction through proactive communication and issue resolution.
• Identify opportunities to enhance service delivery and expand JLL's scope of services.

Engineering Services Management

• Lead the delivery of hard services, including preventive and corrective maintenance.
• Ensure critical building systems operate reliably and comply with RTX engineering standards.
• Drive statutory and regulatory compliance across all facilities.
• Monitor engineering KPIs, maintenance performance, and asset reliability.
• Support capital projects and engineering initiatives in partnership with RTX and JLL Project & Development Services.

Soft Services Management

• Manage the delivery of soft services including:
  • Housekeeping
  • Security
  • Reception and Front-of-House
  • Mailroom
  • Pest Control
  • Waste Management
  • Landscaping
  • Catering and Pantry Services (where applicable)

Workplace Experience and Guest Services

• Ensure vendor performance meets contractual KPIs and service level agreements.

Team Leadership

• Lead and develop a multidisciplinary facilities management team.
• Foster a high-performance, customer-focused culture.
• Coach, mentor, and develop team members.
• Drive employee engagement and succession planning.
• Ensure appropriate staffing levels across all locations.

Vendor Management

• Manage outsourced service providers and strategic partners.
• Conduct regular vendor performance reviews.
• Ensure vendors comply with safety, quality, and contractual obligations.
• Drive supplier performance improvements and cost optimization initiatives.

Financial Management

• Manage annual operating budgets and forecasts.
• Ensure accurate monthly financial reporting and invoicing.
• Monitor spend against budgets and identify cost-saving opportunities.
• Ensure compliance with purchase order and contract governance.
• Support business planning and annual budgeting exercises.

Operational Excellence

• Ensure compliance with JLL and RTX operational standards.
• Drive continuous improvement initiatives.
• Manage risk, business continuity, and emergency response planning.
• Lead incident investigations and corrective actions where required.Ensure audit readiness and compliance with all regulatory requirements.

Health, Safety & Compliance

• Champion a strong safety culture across all sites.
• Ensure compliance with local legislation and RTX EH&S requirements.
• Conduct regular site inspections and safety reviews.
• Monitor contractor safety performance and regulatory compliance.

Reporting & Governance

• Prepare monthly operational and financial reports.
• Present performance metrics and service improvements during governance meetings.
• Monitor and report KPIs, SLAs, and operational performance.
• Maintain accurate documentation and contract records.

Qualifications

• Bachelor's degree in Engineering, Facilities Management, Business Administration, or a related discipline.
• Professional qualifications in Facilities Management (FMP, CFM, IFMA, BIFM, or equivalent) are an advantage.
• Project Management certification (PMP or equivalent) is desirable.
• Experience 8–12 years of progressive experience in Facilities Management or Integrated Facilities Management.
• Minimum 5 years of leadership experience managing large corporate accounts.
• Experience managing engineering and soft services across multiple sites.
• Strong client-facing experience with multinational organizations.
• Experience managing outsourced vendors and large operational teams.
• Financial and commercial management experience, including budgeting and P&L responsibility.
