GoTeam is recruiting a Retail Accountant in Cebu City, Philippines, hybrid schedule. The role focuses on accurate rent rolls, tenant ledgers, and owner reports for a US-based real estate client.

You’ll ensure GAAP-compliant financial close, month-end processes, and timely financial statements. The ideal candidate has 1–3 years of accounting experience in real estate, strong Excel/Word skills, and excellent communication.

Qualifications

Bachelor's degree in Accounting or related field
1–3 years accounting experience, ideally in property management or real estate
Solid GAAP knowledge and its application to financial reporting
Strong Excel and Word skills for high-volume transactional work
Excellent written and verbal communication with strong attention to detail

Responsibilities

Own the accuracy of retail-related financial records and tenant transactions
Maintain rent rolls, tenant ledgers, management fees, revenues, security deposits, and occupancy data
Process tenant reimbursements and leasing commission payments per broker agreements and lease terms
Track percentage rent, index-based increases, and monitor sales reporting
Ensure monthly numbers are accurate, timely, and ready for stakeholders
Generate monthly retail financial statements and owner packages
Prepare and monitor monthly accruals, adjusting as needed
Review budget-to-actual variances and record correcting journal entries for discrepancies
Record and reconcile balance sheet activity

Retail Accountant (Up to ₱50,000 | Hybrid | FREE AI Certification)

Cebu City, Philippines | 10:00 PM – 7:00 AM PHT | Monday to Friday

Do you love the precision of reconciling every rent roll, catching every variance, and closing the books without missing a beat? We're looking for a Retail Accountant to own the financial accuracy behind a growing portfolio of retail spaces within a US-based real estate company's mixed-use properties.

In this role, you'll be the person who keeps tenant ledgers airtight, month-end close on schedule, and owner reports client-ready — all while applying GAAP with confidence and working closely with property operations teams across the US.

YOU'RE LIKELY A STRONG FIT IF YOU HAVE

A Bachelor's degree in Accounting or a related field
1 to 3 years of accounting experience, ideally within property management or real estate
Solid working knowledge of GAAP and its application to financial reporting
Strong Microsoft Excel and Word skills for high-volume transactional work
Excellent written and verbal communication skills, with sharp attention to detail

STRONG SIGNALS

Experience with property management software such as Yardi, MRI, PayScan, or OneSite
Exposure to CAM (common area maintenance) reconciliations, percentage rent calculations, or lease abstracting
Background working with multi-family or mixed-use real estate portfolios
Experience preparing owner packages or financial reports for third-party clients

RESPONSIBILITY PILLARS

You own the accuracy of retail-related financial records and tenant transactions.
Maintain accuracy of rent rolls, tenant ledgers, management fees, revenues, security deposits, commissions, and occupancy data
Process tenant reimbursement and leasing commission payments in compliance with broker agreements and lease terms
Track percentage rent, calculate index-based increases, and monitor sales reporting
You ensure monthly numbers are accurate, timely, and ready for stakeholders.

Cash Management & Cross-Functional Support

You support smooth day-to-day operations across accounting and property teams.
Prepare and/or review cash management activities, including vendor payments, cash deposits, tenant receivables, and bank reconciliations
Interface with utility billing companies on allocation methodology for retail tenants
Assist with invoice allocation between residential and retail portions of properties
Respond to requests from owners, business leaders, and operations teams on financial reports and accounting matters
