Job summary

SMDC in the Philippines seeks a Turnover Lead to manage the Turnover Assistance Team (TOAST) and ensure residential units reach Full Acceptance (FA) status. You will oversee the documentary close-out of projects, coordinate with External Construction Management teams, and prepare progress reports.

Key responsibilities include leading site walkthroughs, enforcing health, safety, and environmental programs, and addressing CRM issues promptly. Strong leadership and a PRC license are required.

Qualifications

• Bachelor’s degree in engineering or a technical field from a reputable institution.
• PRC license or equivalent is required.
• At least 3 years of work experience in construction management of vertical and horizontal developments.
• Strong leadership, communication, and interpersonal skills.

Responsibilities

• Lead and manage the Turnover Assistance Team (TOAST) to reach Full Acceptance status.
• Oversee documentary close-out of projects and ensure compliance with standards.
• Prepare and review status reports on residential units and project progress.
• Coordinate with External Construction Management teams and contractor representatives.
• Ensure timely turnover of units with a target of four FA units per workday.
• Supervise close-out document review and submission to GPMC and Head Office.
• Lead site walks and inspections to maintain quality and safety.
• Implement health, safety, and environmental programs and objectives.
• Address turnover and CRM issues raised by SAP/CRM coordinators promptly.
• Prepare reports and provide updates to management.
