BrokerVA in the Philippines seeks an experienced Mortgage Closing Specialist to prepare Initial Closing Disclosures (CDs) for residential loans, including FHA/VA/USDA and Conventional, using Encompass LOS. Strong attention to detail and ability to manage multiple files under deadlines are essential.

You will verify loan terms, coordinate with loan officers, title/escrow, and borrowers, send disclosures, and ensure compliance with TRID and tolerance rules.

Qualifications

• 1+ year of hands-on U.S. Mortgage Closing experience.
• Experience preparing and reviewing Initial Closing Disclosures (CDs).
• Hands-on experience with Encompass LOS.
• Working knowledge of Conventional, FHA, VA, and USDA loan programs.

Responsibilities

• Review loan files and prepare Initial Closing Disclosures (CDs) on time.
• Verify borrower, property, and key loan terms (purchase price, rate, term).
• Input and verify lender, broker, title, escrow, and third-party fees.
• Review prepaid items, escrow amounts, taxes, insurance, and credits.
• Compare CD figures against the Loan Estimate and tolerance requirements.
• Send Initial Closing Disclosures to borrowers and monitor delivery/acknowledgment.
• Coordinate with Loan Officers, Processors, and Title/Escrow companies.
• Handle CD changes and redisclosures while managing multiple files under deadlines.
