Job summary

Arboreal Management is expanding its offshore finance team and seeks a detail-oriented Property Accountant to work fully remotely from the Philippines. You will handle day-to-day and month-end accounting for an assigned portfolio using AppFolio, posting journals, performing reconciliations, and preparing reports for review by the Accounting Manager.

This 40-hour workweek is full-time, long-term independent contractor engagement with compensation in USD per hour and six hours overlap with US

Qualifications

• Bachelor's degree in Accounting, Finance, or related field.
• 2+ years accounting experience; property management or multi-entity experience is a plus.
• Experience with property management software (AppFolio preferred).
• Strong bank reconciliations, journal entries, and accrual accounting understanding.

Responsibilities

• Prepare and post journal entries including accruals, prepaid amortization, and recurring entries.
• Prepare monthly bank reconciliations for operating, security deposit, and reserve accounts.
• Prepare balance sheet account reconciliations (cash, prepaids, deposits, accrued liabilities, loan balances).
• Prepare monthly financial reporting packages with notes on variances.
• Prepare draft owner statements and supporting schedules for manager review.
• Reconcile interproperty and intercompany balances and flag mismatches for review.
• Review accounts payable coding and tenant ledgers for accuracy.
• Monitor property cash balances and assist with funding calculations.
• Pull documentation to support audits, tax prep, and lender requests.
• Help improve SOPs and keep trackers current.
