Job summary

Chroma Hospitality, Inc. seeks a Property Manager to oversee day-to-day operations, administration, maintenance, and financial performance across assigned properties.

Qualifications

• Bachelors degree in Property/Building Management, Real Estate, Business Administration, or related field.
• 5+ years of experience in property management (residential, commercial, or mixed-use).
• Strong knowledge of property operations, financial management, and local property regulations.
• Excellent communication, negotiation, and interpersonal skills.
• Proficient in MS Office; knowledge of property management software is an advantage.
• With Pollution Control Officer (PCO) certification or familiarity with environmental compliance is a plus.

Responsibilities

• Supervise daily building operations including security, housekeeping, engineering, and preventive maintenance.
• Coordinate repairs, inspections, and facility upgrades to ensure property is well-maintained.
• Monitor compliance with safety, health, and environmental standards.
• Prepare and monitor annual budgets, operating expenses, and capital expenditures.
• Oversee billing, collection of dues/rent, and monitoring of payables.
• Prepare financial reports for property owners, board of directors, or management.
• Enforce house rules, policies, and regulatory requirements.
• Maintain updated permits, licenses, and certifications (e.g., DENR, LLDA, fire safety).
• Prepare and maintain contracts with vendors, suppliers, and service providers.
• Serve as primary point of contact for tenants, homeowners, and stakeholders.
• Address complaints, requests, and concerns in a timely and professional manner.
• Organize homeowners or tenants meetings and prepare reports for boards/associations.
• Supervise on-site staff, contractors, and third-party service providers.
• Ensure service quality through regular performance monitoring.
• Conduct training and development for property personnel.
