Onward Worldwide Management & Consultancy is seeking a Property Manager in the Philippines to oversee daily operations, tenant relations, and lease administration. You will manage maintenance, budgets, and contracts while ensuring compliance with building codes and regulations.

What type of work will you be doing?
Overseeing the day-to-day operations of the properties and grounds, including cleanliness, maintenance, and repair;
Collecting rent and other property fees from tenants.
Checking property expenses, including taxes, payroll, insurance premiums and maintenance cost and monitor the correctness of payments.
Coordinating with Tenants/Occupants to address their concerns, needs, or complaints;
Reporting the property's financial status, occupancy, and expiring leases to property owners.
Meeting potential tenants, showing them the property and assessing their applications in accordance with anti-discrimination laws.
Advertising vacant properties and hiring a leasing agent to find tenants as needed. Attracts tenants by advertising vacancies, obtaining referrals from current tenants, explaining advantages of location and services, and showing units.
Arranging contracts for maintenance, trash removal, landscaping, security and other ongoing services and managing disputes with these service providers where appropriate.
Investigating and resolving property complaints and rental violations.
Establishes rental rate by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals;
Contracts with tenants by negotiating leases and collecting security deposits.
Maintains property by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units and completing repairs, planning renovations, contracting with landscaping and snow removal services.
Maintains building systems by contracting for maintenance services and supervising repairs.
Secures property by contracting with security patrol service, installing and maintaining security devices, establishing and enforcing precautionary policies and procedures, and responding to emergencies.
Enforces occupancy policies and procedures by confronting violators.
Prepares reports by collecting, analyzing, and summarizing data and trends.
Accomplishes organizational goals by accepting ownership for accomplishing new and different requests and exploring opportunities to add value to job accomplishments.
Ensuring facilities are in compliance with applicable policies, regulations, and building codes.
Keeping records of all building activities, including inspections, maintenance, and repairs;
Set and implement building policies and regulations useful in managing the general behavior of tenants/Occupants of the building.
Assist emergency response team in locating building sections, evacuating occupants, and containing an emergency situation;
Ensuring that the building adheres to regulatory standards.
Minimum qualifications:
Bachelor's Degree (Building Technology Management/Electrical Engineering/Mechanical Engineering or any related field)
License/Certification: Mechanical or Electrical (preferred)
Safety Officer Training (SOT) Certificate is an advantage
At least 3-5 years of extensive working experience as Building Engineer/Manager or any related field;
Preferred qualifications:
