Job summary

Pacific Properties in Sampaloc, Manila City, Metro Manila is seeking a Property Engineer to oversee the technical systems and maintenance of our residential properties. The role is full-time and focuses on inspections, safety, and operational excellence to protect the value of our portfolio.

You will manage electrical, plumbing, HVAC, and water systems, coordinating with contractors, ensuring regulatory compliance, and maintaining maintenance records across properties.

Qualifications

  • Diploma in Electrical or Mechanical Engineering required.
  • Proven experience as Property Engineer or Building Maintenance Engineer in residential property management.
  • Strong knowledge of building systems and maintenance best practices.
  • Familiarity with Philippines building codes and safety regulations.
  • Proficiency with maintenance management software and basic computer skills.
  • Excellent problem-solving abilities and attention to detail.
  • Strong communication skills with tenants, contractors, and management.
  • Physical fitness for site inspections and hands-on maintenance tasks.
  • Certification in health and safety practices is advantageous.

Responsibilities

About the role

We are seeking a Property Engineer to join our dynamic team at Pacific Properties in Sampaloc, Manila City, Metro Manila. This is a full-time position that plays a crucial role in ensuring the smooth operation and maintenance of our residential properties. As a Property Engineer, you will be responsible for overseeing the technical and mechanical systems of our properties, conducting regular inspections, and ensuring all facilities meet safety and operational standards. This role is integral to maintaining tenant satisfaction and protecting the value of our property portfolio.

Key responsibilities
  • Conduct regular inspections of residential properties to identify maintenance issues and safety concerns
  • Oversee and coordinate maintenance and repair works, ensuring quality standards are met and budgets are adhered to
  • Manage building systems including electrical, plumbing, HVAC, and water supply to ensure optimal functionality
  • Prepare and maintain comprehensive maintenance schedules and records for all properties
  • Respond promptly to tenant maintenance requests and coordinate emergency repairs
  • Ensure compliance with building codes, safety regulations, and local government requirements
  • Manage relationships with contractors and service providers, obtaining competitive quotes and monitoring work quality
  • Monitor and optimise utility consumption and energy efficiency across properties
  • Conduct building condition assessments and prepare reports for property management and ownership
  • Train and supervise maintenance staff and contractors on property-specific procedures and standards
What we're looking for
  • Diploma in Electrical / Mechanical Engineering
  • Proven experience as a Property Engineer or Building Maintenance Engineer, preferably in residential property management
  • Strong knowledge of building systems, mechanical equipment, and maintenance best practices
  • Familiarity with building codes, safety regulations, and compliance requirements in the Philippines
  • Proficiency in maintenance management software and basic computer skills
  • Excellent problem-solving abilities and attention to detail
  • Strong communication skills with the ability to interact professionally with tenants, contractors, and management
  • Physical fitness to perform site inspections and hands-on maintenance work
