Responsibilities

• Supervise Multi-Skilled Technicians and technical support staff to ensure efficiency and evaluate performance.
• Maintain all machineries and equipment in the building for smooth operations of technical facilities.
• Maintain cordial relations with unit owners and tenants and address complaints promptly.
• Ensure proper handling, safeguarding and use of building equipment and facilities.
• Oversee march-in/march-out procedures.
• Ensure adherence to company policies, systems and procedures.
• Implement preventive maintenance schedules and monitor compliance.
• Supervise external contractors and evaluate their performance.
• Ensure safety rules and procedures are followed.
• Conduct regular walk-arounds and inspections to ensure tasks are carried out.
• Canvass materials and supplies for projects.
• Coordinate with external contractors and report to Building Manager for approval.
• Execute any other related tasks as required.
• Make recommendations for refurbishment, upgrading, repair and maintenance of the building.
• Prepare and monitor annual operating budgets and submit monthly reports.
• Implement professional management systems as required by the company.
• Oversee preventive and routine maintenance programs and adherence to operation schedules.
• Initiate and implement disciplinary actions to ensure staff adherence to policies.

Job description

Regular:

• Responsible for the supervision of all Multi-Skilled Technicians and other technical support staff to ensure efficiency in the operation. It is also responsible for their regular evaluation of overall performance.
• Responsible for the maintenance of all machineries and equipment in the building. It is also responsible for the smooth operations of the technical facilities.
• Maintains cordial and friendly relations with unit owners and tenants and ensures that their complaints are acted upon expeditiously.
• Responsible for the proper handling, safeguarding, monitoring and effective use of building equipment and technical facilities.
• Responsible for march-in/march-out procedures
• Ensures that all company policies, systems and procedures are followed and strictly implemented.
• Responsible for the dissemination and effective implementation of preventive maintenance schedule.
• Responsible for the supervision of the external contractors. It is also responsible for their performance evaluation.
• Ensures that safety rules and procedures are complied with.
• Conducts regular walk-arounds and inspections to ensure that all delegated tasks are properly acted upon.
• Canvasses materials and supplies needed for the project.
• Coordinates with external contractors for specific projects and reports to the Building Manager for approval
• All other related tasks as required.

Occasional:

• Makes recommendations for refurbishment, upgrading, repair and maintenance of the building.
