Job summary

Suntrust Properties, Inc. is seeking a Construction Management professional to oversee contractor activities, supervise site progress, and ensure compliance with plans and safety standards in Cebu City.

Graduate engineers with relevant training are welcomed, with licensing as an advantage. Responsibilities include evaluating contractor performance, preparing cost proposals, coordinating permits, and ensuring timely turnover of units to buyers.

Qualifications

Responsibilities

• Prepares contractor recommendations for OTC, OTR, IMP and other projects.
• Prepares online requests for survey relocation, plans, house location plans, and SOVs for OTC awarded.
• Checks land development, house construction, rectification and special project activities regularly.
• Monitors contractor's accomplishment.
• Evaluates detailed contractor accomplishment reports.
• Conducts toolbox meetings with contractor manpower.
• Ensures contractors observe cleanliness and orderliness of construction site surroundings.
• Witnesses material testing with contractor's representative and notes test results as passed or requests re-test.
• Issues delay notices and requests time extensions from contractors when needed.
• Recommends takeover of delayed projects from contractors.
• Accepts 100% completed units from contractor and the OIC.
• Issues Certificate of Completion for contractors' newly accepted units (COC).
• Turnovers to security OIC of keys for newly accepted units.
• Issues Certificate of Final Acceptance (COFA) to contractors requesting retention.
• Issues certificate of re-submission of as-built plans by contractors.
• Safekeeps printed as-built plans accepted from contractors.
• Monitors house improvement activities and checks conformity to approved plans for bond refunds.
• Prepares BOQ for rectification or special jobs and reviews cost proposals for bidding.
• Supervises preparation of units for buyer acceptance and turnovers to buyers.
• Addresses buyers' concerns and supervises installation of water meters.
• Regularly checks inventory and prepares PR for water meter assembly and service entrance assembly.
• Supervises disconnection of utilities with security and plumbers.
• Assists inspectors from LGU, bank and MERALCO.
• Regularly checks condition of RFO and model units.
• Follows instructions from APM/PM/SPM.

Education

Job description

Job Specification:

1. Prepares recommendation of contractor for OTC, OTR, IMP, and other projects.

2. Prepares online request for survey relocation, plan, house location plan, and SOV's pertaining to OTC awarded.

3. Checks land development, house construction, rectification and special project activities regularly.

4. Monitors contractor's accomplishment.

5. Evaluates detailed accomplishment report of contractors.

6. Conducts toolbox meetings with contractor's manpower.

7. Ensures that contractors observe cleanliness and orderliness of the surroundings of the construction site at all times.

8. Witnesses material testing together with the contactor's representative and puts notations on the test result certificate as "passed"; otherwise require re-test.

9. Issues notice of delay or violation with work delays, and require time extension from contractor when the need arises.

10. Recommends takeover of delayed projects from contractors.

11. Accepts 100% completed units from contractor together with the OIC.

12. Issues Certificate of Completion for contactors' newly accepted units (COC).

13. Turnovers to security OIC the keys of newly accepted units from contactors.

14. Issues Certificate of Final Acceptance to contractors requesting retention (COFA).

15. Issues certificate of re-submission of as-built plans by the contractors.

20. Addresses buyer's concerns and make the necessary actions and supervises installation of water meter.

21. Regularly checks inventory and prepare PR for water meter assembly.

22. Supervises installation of service entrance assembly.

23. Regularly checks inventory and prepare PR for service entrance assembly.

24. Supervises the disconnection of utilities together with security and plumber.
