The Project Manager – Site Acquisition & Expansion is responsible for leading and managing the end-to-end execution of site acquisition and expansion projects that support the company's growth strategy. The role oversees project timelines, stakeholder coordination, site evaluations, lease negotiations, due diligence, and contract execution while ensuring projects are delivered on schedule and within budget.
This position requires a highly organized project manager with excellent negotiation and relationship management skills, capable of working with property owners, developers, brokers, government agencies, and internal stakeholders. The successful candidate will be based in Cebu and is expected to travel across the Visayas and Mindanao to manage projects, conduct site visits, and oversee acquisition activities.
Lead multiple site acquisition and expansion projects simultaneously from market scanning through project turnover.
Develop and monitor project plans, timelines, milestones, budgets, and deliverables.
Ensure projects are completed on schedule while managing risks, issues, and dependencies.
Coordinate closely with Operations, Engineering, Legal, Construction, Leasing, and Finance to ensure timely project execution.
Prepare project status reports and executive updates for senior leadership.
Lead negotiations with landlords, developers, brokers, and property owners to secure commercially favorable lease agreements and acquisition terms.
Build and maintain long‑term partnerships with key stakeholders and government agencies.
Resolve conflicts and contractual issues while protecting the company's business interests.
Represent the company during negotiations, site meetings, and project discussions.
Identify strategic sites aligned with expansion plans.
Conduct market studies, feasibility analysis, and due diligence.
Review lease agreements, legal documents, permits, and regulatory requirements.
Recommend acquisition opportunities based on commercial viability and business impact.
Bachelor's Degree in Real Estate Management, Civil Engineering, Architecture, Business Administration, Project Management, Legal Management, or a related field.
Minimum of 7 years of relevant experience in Site Acquisition, Real Estate Development, Property Development, Construction, Infrastructure, or Project Management.
Proven experience managing multiple projects from planning through execution.
Strong background in commercial lease negotiations and stakeholder management.
