PROFESSIONAL QUALIFICATIONS:
- Bachelor’s or College Degree in Civil Engineering or Architecture
- Must be a Licensed Civil Engineer or Equivalent
- Min. 5 years proven experience in construction management
- In-depth understanding of construction procedures and material and project management principles.
- Understanding of quality, health, and safety standards.
- Flexibility to adapt to changes and plan adequately to prepare for them.
- Continuously look for innovative strategies and methodologies.
GENERAL DUTIES and RESPONSIBILITIES
1. Planning - determines what needs to be done, who is going to do it, and when it needs to be done
Key Planning Duties
- Managing Multiple Projects
- Define and clarify the project scope
- Understanding fully the contract
- Checking of contracts
- Checking of BOQ (materials specs & quantity)
- Checking of approved plans (FCD, bid plans, knows inclusion & exclusion)
- Ensures that Projects are completed within the set timeframes
Develop the project plan:
- Site visits & survey
- Gencon requirements
- Permits requirements
- Knows the key person (Owner, Gencon, Consultants)
- Accessibility of lifting and hoisting machines equipment
- Location of TemFacil, warehouse, staging area, fabrication area
- Safety requirements
Develop the project schedule:
- Masters Schedule (Preparing Construction Schedule and making sure that site works are within approved work schedule)
- Resources of requirements
- Materials delivery schedule
- Manpower schedule
- Equipment schedule
Develop policies and procedures to support the achievement of the project objectives:
- Quality & quantity requirements
- Management supports
- Orientation of Staff & Workers
- Training (if necessary)
Develop Project Working Budget (Implementing Budget Planning):
- Implementing cost control
- Project & material estimation
- Project manpower estimation
- Equipment estimation
- Representation estimation
- Projecting cash flow
- Loading & delivery
- Safety requirements
- Office supply
- Estimation of temporary facilities & utilities
Key Organizing Duties
- Define the organizational structure of the project team
- Identify roles and positions
- Identify services to be provided by external companies or to the client

Key Duties in Leading Projects
- Setting team direction
- Coordinating activities across different organizational functions
- Motivating team members
- Assigning of work
- Prepare 1 month look ahead for schedule (Materials Ordering, Manpower Requisition, Installation, Finishing Goals)
- Proper Monitoring and documentation of Notification of EOT, Change Order, Duty Warn Letter, Incident Report, Weekly and Monthly cash report and other documentation needed for the project
- Monitoring of Billing Procedures and financial flow of the project
- Provide proper explanation to Site Team the Project Details
- Specification and BOQ, for better understanding of target work and accomplishment
- Maximizing the company’s ability to make profit (Including taking all efforts and chances of being able to claim additional costs)
- Processing of Billing, Change Order, Additional Order and ensuring the payments from the client are received on a timely manner
Safety Management
- Ensures that safety rules and standards are followed and implemented
Communication and Coordination
- Attending meetings and ensure that the company’s interest is protected in all times and at all cost
- Arranging meetings and ensures that all executive heads are aware of the Project progress
- Coordinate, establish and maintain good working relationships to clients and other Departments for proper project execution
- Ensuring that all project status reports are send to the company group in WeChat per project
Key Controlling Duties
- Defining project baselines thru the original submitted and commitment work schedule.
- Tracking project progress and the cost as if still on the working budget.
- Continually forecasting, keeping the team informed of forecasts and changes and managing scope meticulously
- Project status reporting by weekly basis, which includes updated work accomplishment, updated project cost, issues and concerns and other related concerns for proper coordination
- Determining and taking corrective actions, problem solving and giving suggestion
- Hiring of workers and staff (Project Team) with proper coordination
- Provide recommendation to any member of the team that deems not capable to achieve the goals of the company or being effective team member
- Make Material requisition aided by the report submitted by the PIC and Warehouseman
- Provide copy of BOQ to PIC (Segregate Cost)
Project Manager Daily Schedule
- Daily checking of emails for correspondence
- Prepare regular progress report for project team
- Making daily list of tasks for proper work designation
- Ensure that he keeps his Foreman and PIC up to date in all issues
- Arranging and leading regular team meetings
- Ensure that the rest of the team are recording on their Engineers Book
- Scheduling of walkthrough for site progress monitoring
- Dealing with matters arising in handled project
- Create and maintain comprehensive project documentation
