Job summary

United Neon Advertising Inc. in the Philippines seeks a Project Manager for the Complete Design Stage to serve as the Owner's Representative for planning, procurement, validation, coordination and control of the UN Building design.

The role starts with assembling a multidisciplinary design team and ends with formal handover to the implementation team. You will oversee design delivery, BIM coordination, permits, cost planning, value engineering, and tender readiness, ensuring regulatory

Qualifications

• Bachelor's Degree in Architecture.
• 8+ years of progressive experience in architectural coordination, project management, construction management or design management, including lead or supervisory experience.
• Experience on two or more mid-rise, high-rise, office, commercial, institutional or mixed-use building projects.
• Strong experience in design-consultant procurement, programming, multidisciplinary design coordination, BIM, permitting, cost planning, value engineering and tender document preparation.
• Working knowledge of building codes and relevant zoning/regulatory standards.

Responsibilities

• Design Consultant Procurement & Governance: manage consultant bidding, evaluation, award recommendation, project governance, workflows, documentation, risks, and schedules.
• Project Brief & Due Diligence: consolidate project requirements and validate zoning, regulatory, technical, operational, and cost considerations before design freeze.
• Design & BIM Coordination: oversee multidisciplinary design delivery, BIM coordination, design quality, constructability, and resolution of technical issues.
• Regulatory & Utility Coordination: manage permits, agency/utility coordination, submissions, approvals, and compliance requirements.
• Schedule, Cost & Change Control: monitor design schedule and budget, lead value engineering, and control scope, cost, and schedule changes.
• Tender Readiness & Handover: ensure complete and coordinated tender/IFC packages, support bidding, and conduct structured handover to the implementation team.
• Executive Reporting & Stakeholder Management: provide management dashboards, lead milestone presentations, escalated decisions/risks, and maintain clear records of approvals and directives.

Job Overview:

The Project Manager for the Complete Design Stage shall serve as the company's principal Owner's Representative for the planning, procurement, validation, coordination and control of the proposed UN Building design. The role begins with the selection and mobilization of the multidisciplinary design team and ends upon UNAI's acceptance of the coordinated tender/IFC documents, cost plan, permit status and formal turnover to the Project Implementation team.

Responsibilities:

Qualifications:

• Project-based Coverage: 1 year

• Bachelor's Degree hold in Architecture

• Preferably at least eight (8) years of progressive experience in architectural coordination, project management, construction management or design management, including lead or supervisory experience.

• Demonstrated experience in at least two comparable mid-rise, high-rise, office, commercial, institutional or mixed-use building projects.

• Strong experience in design-consultant procurement, programming, multidisciplinary design coordination, BIM, permitting, cost planning, value engineering and tender document preparation.

• Working knowledge of the National Building Code, Fire Code, BP 344, Green Building Code, local zoning and relevant referral codes.
