JOB RESPONSIBILITIES

• 1. Planning & Launch
• Budget & Schedule Planning: Develop feasible project timelines and detailed budget plans.
• Vendor Selection: Select, evaluate, and contract with construction companies and subcontractors.
• Design Coordination: Collaborate with architects and construction teams on store design and feasibility.
• Contract Review: Define the scope of work and clarify legal responsibilities in agreements.
• Procurement: Oversee the ordering of fixtures and necessary materials for store openings.
• 2. Execution & Monitoring
• Progress Management: Monitor milestones and direct site supervisors to implement recovery plans for delays (Oversight role; no manual labor).
• Issue Resolution: Resolve unexpected problems (e.g., material shortages, additional works) and negotiate solutions with clients.
• Mall Liaison: Facilitate smooth communications between the construction team and mall administration/property management.
• Cost Control: Monitor external costs and project expenses to strictly adhere to the budget.
• Stakeholder Management: Report directly to upper management; coordinate with internal department managers and external vendors.
• 3. Closing
• Inspection & Handover: Verify final deliverables against contract specifications and manage the transition process.
• Billing & Payments: Manage invoicing to clients and process timely payments to subcontractors.
• Post-Project Review: Conduct retrospectives to identify lessons learned for future projects.

QUALIFICATIONS

• Preferred Education: Degree in Construction Management or related fields
• Experience: Experience in similar fields (retail/commercial construction fit-outs) is highly preferable.
• Language: Fluent in English (written and verbal)
• Skills: Strong negotiation, leadership, and management abilities.

WORK SCHEDULE & DEPLOYMENT

• Employment Type: Direct Hire (No Agencies/Agents)
• Deployment: Head Office - Pasay City (Branch visits/reporting required as needed).
• Work Schedule: 6 days a week (including holidays), with 1 day off (weekday or weekend).
• Shift Hours (Project Leader): 8:00 AM - 5:00 PM or 9:00 AM - 6:00 PM.
• Shift Hours (Project Supervisor): Flexible hours coordinated with the Technical Manager. Working hours must be completed; night shifts are required when necessary.
