Job summary

Our Clients in Makati is hiring a Director for Construction & Project Development to lead end-to-end delivery of large-scale retail developments. You will oversee planning, design coordination, permitting, construction, and turnover across multiple sites to support an aggressive expansion program.

The role requires extensive leadership, senior stakeholder coordination, and a proven track record in managing complex ground-up projects, with travel to sites as needed.

Qualifications

• Bachelor's degree required in Civil Engineering, Architecture, Construction Management, or related field.
• 15 years of engineering/construction experience with at least 10 years in a management/leadership role.
• Experience managing full construction lifecycle, especially ground-up projects.
• Strong background in retail construction and store rollout requirements.
• Willingness to travel to project sites as required.

Responsibilities

• Lead end-to-end construction lifecycle for new developments from planning to turnover.
• Oversee large-format retail and large-box construction projects ensuring scope, budget, quality and timelines.
• Develop and manage construction plans, schedules, milestones and resources for expansion programs.
• Coordinate contractors, subcontractors, consultants and suppliers for timely execution.
• Monitor progress, risks and costs; implement corrective actions as needed.
• Ensure compliance with plans, specs, safety and regulations.
• Collaborate with stakeholders to ensure projects are opened on time.
• Provide reports to senior management on status, risks, timelines, and costs.
• Lead and develop the construction team across multiple sites.

Role Overview

The Director for Construction & Project Development will lead the end-to-end delivery of construction projects, from initial planning and ground-up development through completion and opening. The role will oversee multiple large-scale projects, ensuring timely execution, quality, cost efficiency, and alignment with an aggressive expansion program.

Qualifications

• Bachelor's degree in Civil Engineering, Architecture, Construction Management, or a related field.
• At least 15 years of relevant engineering and construction experience, with a minimum of 10 years in a people management or leadership role.
• Proven experience managing the full construction lifecycle, particularly ground-up projects, from planning, design coordination, and permitting through construction, completion, and turnover.
• Strong experience in retail construction,particularlylarge-format retail projects, with an understanding of large-box site development and store rollout requirements.
• Experience handling high-volume or aggressive expansion programs, with the ability to manage multiple projects and locations simultaneously.
• Strong background in contractor, subcontractor, consultant, and supplier management and coordination.
• Solid understanding of construction planning, project scheduling, cost management, quality control, safety, and regulatory compliance.
• Strong project management and problem-solving skills, with the ability to manage tight timelines and opening deadlines.
• Strong leadership and team management capabilities, with experience leading construction teams across multiple projects or locations.
• Willingness to travel to project sites as required.

Key Responsibilities

• Lead the end-to-end construction lifecycle of new developments, from site planning and design coordination through construction, completion, and opening.
• Oversee the delivery of large-format retail and large-box construction projects, ensuring compliance with approved scope, budget, quality standards, and timelines.
• Develop and manage construction plans, schedules, milestones, and resource requirements to support an aggressive expansion program.
• Manage and coordinate contractors, subcontractors, consultants, suppliers, and other project stakeholders to ensure smooth and timely project execution.
• Monitor project progress, identify risks and potential delays, and implement appropriate corrective actions to keep projects on track.
• Ensure construction activities comply with approved plans, technical specifications, quality standards, safety requirements, and applicable regulations.
• Work closely with internal stakeholders to ensure projects are completed and ready for opening within established deadlines.
• Review and monitor project costs, variations, contractor performance, and overall project commercial requirements.
• Provide regular progress updates and reports to senior management, highlighting project status, key risks, timelines, costs, and required decisions.
• Lead, mentor, and develop the construction team while ensuring effective manpower allocation across multiple projects and locations.
