Job summary

Federal Land, Inc. is seeking a proactive Construction Coordinator to ensure architectural works are planned, coordinated, executed, and completed from pre-construction to post-construction stages on site in Cebu City.

You will coordinate schedules, review plans, monitor progress, manage QA/QC, and liaise with consultants, contractors, and suppliers to maintain quality and timely delivery. The role involves procurement coordination and preparing regular performance reports.

Responsibilities

• Coordinate, prepare, monitor, and update project construction schedules (PCS) including procurement and delivery timelines.
• Review architectural plans, shop drawings, submittals, mock-ups, and samples.
• Coordinate PR status with attached documents for Direct Contract Packages and OSM/E.
• Conduct regular site inspections to verify compliance with plans and specifications.
• Coordinate with Engineering (MEPFS), Structural, Planning, QS, Procurement, and other project teams.
• Manage QA/QC non-conformities and ensure corrective actions.
• Prepare and submit contractor billing with attachments for payment processing.
• Prepare weekly, monthly, quarterly, and annual accomplishment reports.
• Prepare objective performance evaluations for contractors and consultants.

Job Summary:

Assist and coordinate with the CM Head and Project Manager in ensuring that all architectural works are properly planned, coordinated, executed, and completed in accordance with approved drawings, project specifications, applicable codes, and quality standards from pre-construction to post-construction stages.

Functional Duties & Responsibilities:

1. 1. To coordinate, prepare, submit, monitor, and update PROJECT CONSTRUCTION SCHEDULES (PCS) including a) OSM/E procurement and delivery schedule, b) Construction works schedule, c) Testing and commissioning schedule, d) Punch listing and rectification works schedule, and e) Turn-over and acceptance schedule.


2. 2. Review, evaluate, and coordinate architectural plans, shop drawings, material submittals, mock-ups, and samples


3. 3. To coordinate, prepare, submit, monitor, and follow-up status of Purchase Requisition (PR) with complete attachments for all Direct Contract Packages (DCP) and OSM/E based on approved procurement and delivery schedule.


4. 4. Conduct regular site inspections to monitor construction progress and verify compliance with approved plans and specifications. Facilitate coordination meetings with consultants, contractors, suppliers, and other stakeholders.


5. 5. Coordinate with Engineering (MEPFS), Structural, Planning, QS, Procurement, and other project teams.


6. 6. To coordinate and manage rectification of ALL QA/QC NON-COMPLIANCES of each Contractor based on approved FOR CONSTRUCTIONPLAN, MATERIALS SPECIFICATIONS, SUBMITTALS, CODE COMPLIANCE, and CONSTRUCTIONINDUSTRY ACCEPTABLE CONSTRUCTION METHODS.


7. 7. To prepare and submit properly evaluated and endorsed Contractor's billing--with complete attachments--to FLI Head Office for payment of processing WITHIN agreed processing duration.


8. 8. To prepare and submit a complete and accurate weekly, monthly, quarterly, and annual accomplishment report to FLI Head Office based on set deadlines.


9. 9. To prepare and submit an OBJECTIVE performance evaluation of each CONTRACTOR and CONSULTANT for respective ongoing project.
