Job summary

Radix HR seeks an commercially driven Operations Manager – Leasing & Hospitality to oversee leasing growth, profitability, people management and operational excellence in our Manila portfolio.

You will manage P&L, budgeting, and vendor relationships while driving tenant retention, occupancy, and service standards across residential leasing and hospitality units. On-site in Malate, Manila, with ownership-driven leadership style preferred.

Qualifications

• 5–7 years of progressive operations leadership experience in property management, leasing, real estate or hospitality.
• Experience in residential/condominium leasing or property management preferred.
• Strong financial acumen with P&L analysis, budgeting, OPEX management and cost control.
• Willing to work on-site in Malate, Manila.

Responsibilities

Job description

We are seeking a commercially driven and hands-on Operations Manager – Leasing & Hospitality to oversee business operations with a strong focus on leasing growth, profitability, people management, and operational excellence.

Key Responsibilities

Business & Financial Management

• Monitor and analyze P&L, revenue, expenses, occupancy, collections, and profitability to support business decisions.
• Manage operating expenses and budgets while identifying opportunities to improve cost efficiency.
• Develop initiatives to increase leasing revenue, occupancy, tenant retention, and overall profitability.
• Prepare regular business and operational reports, including performance analysis, variances, and recommendations.

Leasing, Property & Hospitality Operations

• Oversee day-to-day operations across the residential leasing portfolio and hospitality business.
• Monitor leasing performance, tenant relations, collections, renewals, unit readiness, and maintenance coordination.
• Ensure consistent operational and service standards across teams.
• Manage vendors, contractors, and third-party service providers.

People Management

• Lead, coach, and develop Team Leads and operational teams across leasing, tenant relations, administration, maintenance, and hospitality.
• Establish clear KPIs, performance expectations, and accountability measures.
• Partner with HR on recruitment, performance management, employee development, and retention.
• Ensure proper training and back-up coverage for critical roles.

Administration, Contracts & Compliance

• Oversee contracts, leases, vendor agreements, business documentation, and internal records.
• Coordinate with government agencies regarding licenses, permits, registrations, renewals, and inspections.
• Ensure compliance with applicable LGU, BIR, SEC, DOLE, and other regulatory requirements.
• Maintain strong internal controls and proper documentation across business operations.

SOP & Process Improvement

• Develop, implement, and continuously improve SOPs, workflows, and internal controls.
• Conduct operational reviews and address process gaps and inefficiencies.
• Lead SOP training and ensure consistent implementation across teams.
• Identify and implement systems and processes that improve operational efficiency and scalability.

Owner Partnership & Business Growth

• Work closely with the Owner/President to translate business priorities into actionable plans.
• Provide data-driven recommendations on revenue growth, cost optimization, resource allocation, and operational priorities.
• Identify opportunities to expand and strengthen the leasing business.
• Drive execution of key business initiatives and ensure timely completion of agreed priorities.

Qualifications

• Bachelor's degree in Business Administration, Finance, Real Estate Management, Property Management, Operations Management, Hospitality Management, or a related field.
• 5–7 years of progressive operations leadership experience in property management, leasing, real estate, hospitality, serviced residences, or a related industry.
• Experience in residential/condominium leasing or property management is highly preferred.
• Strong financial acumen with experience in P&L analysis, budgeting, OPEX management, and cost control.
• Proven experience in people management, SOP/process development, and operational improvement.
• Strong analytical, communication, problem-solving, and stakeholder management skills; highly organized and comfortable working in a fast-paced, owner-led environment.
• Willing to work on-site in Malate, Manila, with flexibility based on operational requirements.
