HRTx Inc. is seeking a Property Leasing & Sales Associate to generate leasing opportunities and convert prospects into leases. The role spans sales, leasing, client engagement, and property coordination from lead generation to onboarding.

The ideal candidate is commercially minded, comfortable with prospecting and follow-ups, and can confidently present properties to prospective tenants. Fresh graduates to 1 year of related experience is acceptable. On-site work in Malate, Manila is required.

Qualifications

  • Bachelor's degree in Real Estate Management, Business Administration, Marketing, Hospitality Management, or related field.
  • Fresh graduates or candidates with 6 months to 1 year in real estate sales, leasing, property management, hospitality or related client-facing role.
  • Experience in property leasing or real estate sales is an advantage.
  • Strong sales, prospecting, communication, negotiation, and relationship-building skills.
  • Comfortable with proactive lead generation, cold outreach, follow-ups, and client acquisition.
  • Capable of property presentations and unit viewings.

Responsibilities

  • Generate new leasing leads via social media, online platforms, referrals, brokers, walk-ins, networking, corporate accounts, and other channels.
  • Identify and approach potential tenants beyond inbound inquiries.
  • Respond to inquiries, qualify prospects, understand requirements, and match units.
  • Maintain an active pipeline and follow up to progress to viewing and closing.
  • Build relationships with brokers, partners, and corporate contacts for tenant sourcing.
  • Coordinate promotions, listings, campaigns, and open houses for lead generation.
  • Monitor market activity, rental rates, and tenant demand to identify opportunities.
  • Conduct property viewings and present units, facilities, terms, and pricing.
  • Negotiate rental rates and lease terms within guidelines.
  • Manage pipeline from inquiry through closing and ensure unit readiness.
  • Coordinate with internal teams to finalize availability, pricing, and onboarding.
  • Maintain accurate leasing records and support move-in coordination.
  • Support lease renewals and tenant retention initiatives.
  • Prepare lease proposals and required documentation.
  • Ensure tenants are oriented to policies, rules, and move-in procedures.

Job description

The Property Leasing & Sales Associate will be responsible for generating leasing opportunities and converting prospective tenants into successful leases. The role combines sales, leasing, client engagement, and property coordination, covering the process from lead generation and prospect qualification through property viewing, negotiation, closing, documentation, and tenant onboarding.

The ideal candidate is commercially minded, comfortable with prospecting and follow-ups, and able to confidently present properties and communicate with prospective tenants. Experience in real estate, property leasing, sales, hospitality, or other client-facing industries is an advantage.

Key Responsibilities
Sales & Lead Generation
  • Generate new leasing leads through social media, online property platforms, referrals, brokers, walk-ins, networking, corporate accounts, and other available channels.
  • Proactively identify and approach potential tenants rather than relying solely on inbound inquiries.
  • Respond to inquiries, qualify prospects, understand their requirements, and determine suitable units or spaces.
  • Maintain an active pipeline of prospects and consistently follow up to move opportunities toward viewing and closing.
  • Develop and maintain relationships with brokers, referral partners, corporate contacts, and other potential sources of tenants.
  • Support property promotions, online listings, social media campaigns, open houses, and other lead-generation activities.
  • Monitor market activity, competing properties, rental rates, and tenant demand to identify potential leasing opportunities.
Property Presentation & Viewing
  • Conduct property and unit viewings for qualified prospects.
  • Present available units, facilities, amenities, location advantages, rental rates, and other property features.
  • Understand the prospect's budget, requirements, intended use, and preferred terms and recommend suitable options.
  • Address questions and objections and communicate the property's value effectively.
  • Maintain regular follow-ups after viewings and presentations to progress prospects toward a leasing decision.
Leasing & Sales Conversion
  • Prepare and present leasing proposals based on the prospect's requirements and available units.
  • Assist in negotiating rental rates, lease terms, deposits, and other commercial conditions within approved guidelines.
  • Manage prospects through the sales/leasing pipeline from initial inquiry through negotiation and closing.
  • Coordinate with internal teams to ensure availability, pricing, unit readiness, and other requirements are confirmed before closing.
  • Work toward leasing and occupancy targets and maintain accurate records of pipeline activity and conversions.
Lease Documentation & Tenant Onboarding
  • Assist with tenant screening, KYC, document collection, and verification of leasing requirements.
  • Prepare and coordinate lease proposals, contracts, forms, and other required documentation.
  • Coordinate with Finance, Property Management, Maintenance, and other teams to facilitate tenant move-in.
  • Ensure tenants are properly oriented on property policies, facilities, house rules, and move-in procedures.
  • Maintain complete and accurate tenant and leasing records.
Tenant Relationship & Retention
  • Maintain professional relationships with existing tenants and respond to leasing-related concerns.
  • Support lease renewals, extensions, and retention activities.
  • Conduct timely follow-ups with tenants regarding renewals, requirements, and other leasing matters.
  • Coordinate tenant concerns with the appropriate internal teams to ensure timely resolution.
  • Identify opportunities for additional leasing, referrals, and long-term tenant relationships.
Reporting & Market Monitoring
  • Maintain an updated leasing pipeline, prospect database, viewing schedule, and conversion tracker.
  • Prepare regular leasing and sales activity reports.
  • Track lead sources, prospect activity, viewing-to-lease conversion, occupancy, and other relevant leasing metrics.
  • Conduct basic market and competitor research to support pricing and leasing strategies.
Qualifications

  • Open to fresh graduates or candidates with at least 6 months to 1 year of experience in real estate sales, leasing, property management, hospitality, customer service, or a related client-facing role.
  • Experience in property leasing or real estate sales is an advantage.
