HRTx Inc. is seeking a Property Leasing & Sales Associate in Manila to generate leasing opportunities, present properties, and convert prospects into leases.

The role spans lead generation, viewing coordination, negotiation, and tenant onboarding, with a focus on meeting occupancy targets. The ideal candidate is commercially minded, comfortable with prospecting, and able to build relationships with brokers, corporate contacts, and tenants.

Qualifications

  • Bachelor's degree in Real Estate Management, Business Administration, Marketing, Hospitality Management, or related field.
  • Fresh graduates or candidates with at least 6 months to 1 year of real estate sales, leasing, property management, hospitality, customer service, or related client-facing role.
  • Experience in property leasing or real estate sales is an advantage.
  • Strong sales, prospecting, communication, negotiation, and relationship-building skills.
  • Comfortable with proactive lead generation, cold outreach, follow-ups, and client acquisition.
  • Confident in conducting property presentations and property/unit viewings.
  • Customer-oriented and able to handle objections and client concerns professionally.
  • Organized and detail-oriented in handling leasing documentation and prospect information.
  • Comfortable using social media and online platforms for lead generation and property marketing.
  • Goal-oriented and willing to work toward leasing, sales, and occupancy targets.
  • Willing to work onsite in Malate, Manila.

Responsibilities

  • Generate new leasing leads through social media, online property platforms, referrals, brokers, walk-ins, networking, corporate accounts, and other available channels.
  • Proactively identify and approach potential tenants rather than relying solely on inbound inquiries.
  • Respond to inquiries, qualify prospects, understand their requirements, and determine suitable units or spaces.
  • Maintain an active pipeline of prospects and consistently follow up to move opportunities toward viewing and closing.
  • Develop and maintain relationships with brokers, referral partners, corporate contacts, and other potential sources of tenants.
  • Support property promotions, online listings, social media campaigns, open houses, and other lead-generation activities.
  • Monitor market activity, competing properties, rental rates, and tenant demand to identify potential leasing opportunities.
  • Conduct property and unit viewings for qualified prospects.
  • Present available units, facilities, amenities, location advantages, rental rates, and other property features.
  • Understand the prospect's budget, requirements, intended use, and preferred terms and recommend suitable options.
  • Address questions and objections and communicate the property's value effectively.
  • Maintain regular follow-ups after viewings and presentations to progress prospects toward a leasing decision.
  • Prepare and present leasing proposals based on the prospect's requirements and available units.
  • Assist in negotiating rental rates, lease terms, deposits, and other commercial conditions within approved guidelines.
  • Manage prospects through the sales/leasing pipeline from initial inquiry through negotiation and closing.
  • Coordinate with internal teams to ensure availability, pricing, unit readiness, and other requirements are confirmed before closing.
  • Work toward leasing and occupancy targets and maintain accurate records of pipeline activity and conversions.
  • Assist with tenant screening, KYC, document collection, and verification of leasing requirements.
  • Prepare and coordinate lease proposals, contracts, forms, and other required documentation.
  • Coordinate with Finance, Property Management, Maintenance, and other teams to facilitate tenant move-in.
  • Ensure tenants are properly oriented on property policies, facilities, house rules, and move-in procedures.
  • Maintain complete and accurate tenant and leasing records.
  • Maintain professional relationships with existing tenants and respond to leasing-related concerns.
  • Support lease renewals, extensions, and retention activities.
  • Conduct timely follow-ups with tenants regarding renewals, requirements, and other leasing matters.
  • Coordinate tenant concerns with the appropriate internal teams to ensure timely resolution.
  • Identify opportunities for additional leasing, referrals, and long-term tenant relationships.
  • Maintain an updated leasing pipeline, prospect database, viewing schedule, and conversion tracker.
  • Prepare regular leasing and sales activity reports.
  • Track lead sources, prospect activity, viewing-to-lease conversion, occupancy, and other relevant leasing metrics.
  • Conduct basic market and competitor research to support pricing and leasing strategies.

The Property Leasing & Sales Associate will be responsible for generating leasing opportunities and converting prospective tenants into successful leases.
