Ri-Rance Realty Corp. is looking for an experienced Leasing Specialist to drive growth and achieve full occupancy for its commercial and residential properties in the metro area. The role involves scouting tenants, negotiating leases, and coordinating across departments to ensure smooth leasing operations.
You will also prepare lease documents, monitor performance, manage renewal decisions, and maintain strong tenant relations to support long-term occupancy and sustained revenue.
-Develop and recommend growth strategies and plans for new commercial and residential leasing businesses.
-Scout, identify, and develop prospective commercial and residential tenants for the company’s properties and projects.
-Achieve and maintain full rental occupancy of commercial and residential units by advertising available properties, conducting property tours, preparing lease documentation, negotiating lease agreements, and ensuring compliance with lease terms.
-Close new lease accounts and manage all related leasing and administrative requirements.
-Handle the overall management and administration of commercial and residential units for lease.
-Act as an associate of the Leasing Head in handling special lease accounts, key tenants, and commercial and residential property development initiatives.
-Prepare regular reports on leasing performance, accomplishments, occupancy, rental collections, and areas needing improvement.
-Oversee the complete and timely submission of all tenant requirements and supporting documents.
-Prepare Contracts of Lease (CL), Renewal Letters, and other leasing-related documents for both commercial and residential tenants.
-Ensure tenants’ adherence to the House Rules and Regulations, Contract of Lease, and other company policies and requirements.
-Ensure prompt collection and monitoring of rental receivables from commercial and residential tenants and coordinate with the concerned departments regarding outstanding accounts.
-Handle tenant concerns, problems, suggestions, and complaints, and ensure that appropriate and timely action is taken.
-Review tenant evaluations and recommend appropriate contract renewal, non-renewal, or termination based on tenant performance, compliance, and company policies.
-Coordinate directly with tenants regarding contract renewal, lease amendments, termination, move-in, move-out, and other leasing matters.
-Monitor the occupancy, availability, lease expiration, renewal status, and turnover of commercial and residential units.
-Assist in maintaining positive relationships with commercial and residential tenants to support tenant retention and long-term occupancy.
-Coordinate with Property Management, Accounting, Operations, Maintenance, Legal, and other concerned departments regarding tenant requirements, unit concerns, billing, collections, repairs, turnover, and other leasing matters.
-Conduct market monitoring and identify potential tenants, leasing opportunities, and business prospects that can contribute to the growth of the company’s commercial and residential properties.
-Perform other duties and responsibilities that may be assigned or initiated by Management.
