Job summary

SM Mall of Asia in Pasay, Metro Manila is seeking a leasing operations support professional responsible for maximizing tenant occupancy through strategy execution and strict compliance with company policies.

Responsibilities include sourcing prospective short-term tenants, negotiating terms, processing contracts, and coordinating deposits and credit checks to drive mall income while maintaining positive tenant relations.

Qualifications

• 0–1 year experience in leasing operations or similar role.
• Familiarity with lease contracts and MOA is a plus.

• Promote rentable mall spaces to maximize income.

Job Purpose

Provide over-all support in the implementation and monitoring of strategies and projects for leasingoperations that will increase, improve, and maximize tenant occupancy of the handled mall/s guided byorganization protocols and regulatory requirements of the country.

Responsibilities

• Provide support on the implementation of the developedbudget / targets covering exhibitors/short term tenants bySourcing for prospective short-term tenants/exhibitors.
• Negotiate and establish rapport with tenantsand attend totheir requirements and concerns.
• Closes the deal in negotiations of leasing terms andconditions including rates, and other charge.
• Assist on the general concern on lease contracts/MOA.
• Initiate ACRF and facilitates the processing of securitydeposit refund for exhibitors in order to produce rentalincome that will help achieve financial targets throughpromotion and marketing of rentable space in the mall.
• Implement conceptualized concept managementstrategies in sourcing of new concepts that have potentialfor short term leasing.
• Provide support to check outstanding balance fromaccounting and inform/email to tenant.
• Prepare security deposit roll over forms for the incomingexhibitors and have it approved to be able to know if thedeposit is still intact and determine credit worthiness andreduction of credit risks.
• Provide support on maintaining positive relationship withhandled short-term tenants/exhibitors.
• Implementation of approved business propositions that willimprove existing mall activities in order to maximize allvenues for income generation that shall help in attaining thebusiness income goals.
• Provide over-all coordination for lease deferment, rentalconcession, rental freeze, pre-termination, and NonRenewal for short term tenants in order to achieve theoccupancy plan and high-quality tenants.
