Pro-Excel Property Managers, Inc. is seeking a proactive senior assistant to the Property Manager to handle day-to-day operations of a condominium.

The role focuses on preventive maintenance, safety, and regulatory compliance, ensuring all facilities run efficiently. You will supervise technicians, manage budgets for technical services, and coordinate with contractors while maintaining thorough records and reports.

Responsibilities

• Oversee and implement preventive maintenance programs for building/equipment.
• Ensure safety, security, and appearance; conduct regular inspections.
• Follow 52-week PM schedules and maintain PM forms.
• Monitor equipment downtime and report uptime to QA.
• Supervise technicians and evaluate performance.
• Manage inventory of tools and materials; keep records updated.
• Assist Building Manager in budget prep for technical services.
• Prepare daily/weekly maintenance reports.
• Coordinate with third-party contractors for repairs.
• Respond to residents and tenants promptly with proper actions.
• Assist in evaluating service providers.
• Perform other duties as assigned.
• Assist in safety programs, drills, and fire/earthquake preparedness.
• Ensure fire protection systems are maintained and compliant.
• Comply with regulatory permits and licenses; liaise with LGU/ DENR.
• Oversee engineering/technical matters; review plans and contracts.
• Maintain equipment records, manuals, and warranties.
