Job summary

Pro-Excel Property Managers, Inc. is seeking a property manager to coordinate multi-agency activities, supervise on-site staff, and ensure maintenance, safety, and compliance for the assigned property in Metro Manila.

The role involves addressing resident concerns, preparing reports, and coordinating meetings with the Board and stakeholders. The candidate will ensure insured properties, implement approved programs, and maintain proper documentation, while upholding data security and regulatory

Responsibilities

• Coordinate with different organizations, agencies, and offices related to the assigned property.
• Supervise all personnel assigned to the property, including subcontracted services (housekeeping, grounds, engineering, maintenance, security).
• Attend and supervise general maintenance, security and safety controls, and cleanliness of the assigned property.
• Address and respond to residents’ concerns, complaints, and inquiries.
• Act as mediator on resident issues before elevating to the Grievance Committee head.
• Prepare and submit monthly management reports and other required reports.
• Ensure the property is insured against loss or damage by fire and other risks, as approved by the Condominium Corporation or HOA.
• Recommend programs and action plans to maintain and improve facilities and services.
• Prepare meeting agendas and materials for Board Meetings and other special meetings.
• Implement policies and programs as promulgated by the Board of Trustees.
• Prepare correspondences, circulars, newsletters, memoranda for unit owners, tenants, and occupants.
• Ensure all construction and fit-out works comply with building codes and LGU regulations.
• Conduct monthly Board of Trustees meetings, AGMM, vendor evaluations, and coordination meetings.
• Ensure legal/conveyance documents are properly filed and available on site (as-built plans, permits, licenses, minutes, financial records).
• Safeguard residents’ security and confidentiality standards in data handling.
• Other duties as may be necessary from time to time.
