Job summary

Responsibilities include supervising daily activities, prioritizing work orders, responding to emergencies, and maintaining documentation in CMMS.

Responsibilities

• Team Leadership and Supervision: leads a team of maintenance technicians, HVAC technicians, and trade specialists; assigns daily work; conducts meetings; provides coaching; ensures staffing coverage.
• Maintenance Operations Management: oversees day-to-day maintenance; prioritizes work orders; schedules preventive maintenance; responds to emergencies; conducts inspections.
• Technical Troubleshooting and Problem Resolution: acts as escalation point for HVAC, electrical, plumbing, and building automation; diagnoses root causes; coordinates repairs.
• Safety Program Implementation: enforces safety policies; conducts training; investigates incidents; ensures PPE usage.
• Contractor and Vendor Coordination: manages external contractors; coordinates access and permits; reviews invoices; ensures compliance.
• Preventive Maintenance Program Oversight: reviews PM completion rates; audits quality; optimizes PM frequencies.
• Inventory and Parts Management: monitors stock; approves requisitions; coordinates with procurement.
• Building Systems Knowledge and Operation: possesses knowledge of HVAC, electrical, plumbing, fire protection, and building envelope systems.
• Communication and Reporting: provides status updates; communicates with occupants; prepares performance reports; participates in client meetings.
