Role Overview
The Facilities and Property Associate provide critical operational and technical support to the Property Management Department. This role involves executing routine property inspections, coordinating client and broker requests, performing minor facilities maintenance, and supervising third-party contractors. The successful candidate ensures that all company-managed assets are safe, compliant, structurally sound, and meticulously prepared for occupancy.
Key Responsibilities
A. Property Management & Client Relations
- Conduct structural and aesthetic viewings for prospective tenants, institutional clients, and accredited brokers.
- Facilitate seamless coordination with brokers and tenants during site visits, technical inspections, and official property handovers/turnovers.
- Execute bi-weekly or monthly property inspections to proactively assess asset conditions and prevent deterioration.
- Generate detailed inspection reports and elevate urgent maintenance or safety concerns directly to the Procurement & Property Manager.
- Maintain vacant real estate units in pristine condition, ensuring they are secure, clean, and market-ready.
B. Facilities Maintenance & Technical Support
- Collaborate with the Assistant Facility Manager to execute routine and emergency maintenance works, including:
- Carpentry:General woodworking, cabinetry, and furniture assembly.
- Painting:Surface preparation, touch-ups, and protective coatings.
- Electrical:Minor electrical troubleshooting, fixture installations, and wiring repairs.
- Plumbing:Leak detection, pipe repairs, and sanitary fixture maintenance.
- Implement assigned preventive maintenance schedules and routine housekeeping tasks.
- Assist in office logistics, including the movement, configuration, and installation of corporate assets and equipment.
C. Vendor and Contractor Supervision
- Coordinate schedules with external contractors for major repair works, renovations, and specialized preventive maintenance.
- Supervise on-site contractors to guarantee adherence to company protocols, safety standards, and project timelines.
- Provide regular progress updates and milestone reports to the Procurement & Property Manager
Qualifications
- Minimum of a High School Graduate, Vocational Graduate, or relevant College-level education.
- Proven experience in building maintenance, property operations, or facilities management is highly advantageous.
- Solid foundational knowledge of general building maintenance, including basic electrical, plumbing, painting, and carpentry workflows.
- Strong interpersonal skills with a service-oriented mindset suited for corporate tenants and real estate brokers.
- Physically fit and capable of safely executing manual labor, lifting equipment, and conducting active site inspections.
Mandatory Job Requirements
- Must hold a valid Professional or Non-Professional Driver's License and demonstrate proficiency in driving both manual and automatic transmission vehicles.
- Must possess at least one (1) of the followingTESDA National Certificates (NCII):
- Electrical Installation and Maintenance NCII
- Plumbing NCII
- Driving NCII
- Automotive Servicing (Electrical/Engine Repair) NCII
- Sales/Office Operations NCII
- Candidates without a formal certificate must provide verifiable portfolios or proof of continuous practice (e.g., independent contracts, freelance projects) and pass a technical interview.
- Ability to read, write, and converse effectively in basic English and Filipino. Competent in basic computer operations, specifically Microsoft Office applications (Word, Excel) for report creation.
- Open to rendering overtime, weekend, or holiday work depending on building emergencies and operational demands.
