Einstee Realty Inc. is looking for a Property & Facilities Engineer who will be responsible for the technical management, inspection, maintenance, turnover, and regulatory compliance of the company's commercial and industrial properties. The successful candidate will regularly visit assigned properties, conduct inspections, coordinate repairs and maintenance works, assist in client or tenant turnovers, process government permits, and provide technical engineering support to management. This position requires frequent site visits across Metro Manila and nearby provinces. A company vehicle will be provided for official property visits.
Conduct monthly property inspections of assigned commercial and industrial buildings.
Inspect the general condition of buildings, including structural, architectural, electrical, mechanical, plumbing, drainage, fire protection, roofing, and other building systems.
Identify defects, maintenance concerns, safety issues, and required repairs.
Prepare inspection reports with photos, findings, recommendations, and action items.
Monitor and coordinate preventive and corrective maintenance activities.
Coordinate with contractors, suppliers, technicians, tenants, and other service providers.
Conduct pre-turnover and turnover inspections for incoming and outgoing tenants or clients.
Assist in securing, renewing, and monitoring applicable government permits and regulatory requirements.
Maintain organized property records, including inspection reports, maintenance history, permits, plans, contractor records, and turnover documentation.
Submit regular status updates and property condition reports to management.
Bachelor's Degree in Civil Engineering, Mechanical Engineering, Electrical Engineering, or a related engineering field.
Licensed Engineer is preferred.
At least 2-5 years of relevant experience in property management, facilities management, building maintenance, construction, or industrial/commercial facilities.
Knowledge of building maintenance and common building systems.
Able to read and understand architectural and engineering drawings.
Able to prepare technical reports, scopes of work, punch lists, and basic cost estimates.
Good coordination and contractor management skills.
Strong problem-solving skills and able to assess building-related issues independently.
Must know how to drive and possess a valid Philippine driver's license.
Willing to travel throughout Metro Manila and nearby provinces as required.
