CBRE Asia Pacific in Imus, Cavite is seeking a Property and Technical Officer who acts as a technical specialist and a customer relations anchor during the handover of residential units. You will manage defect rectifications with the Construction Management Team and build trust with tenants and unit owners, turning a stressful turnover into a positive community experience.

Qualifications

• Must hold a degree in Electrical or Mechanical Engineering or related field.
• 1–3 years of experience in property turnover, customer relations, hospitality operations, or construction fit-out coordination.
• Experience in the property industry is preferred.

Responsabilités

• Create targets for ESG and implement ESG initiatives.
• Conduct walkthroughs with new unit owners during handover.
• Document visible defects and MEP issues on turnover checklist.
• Manage owner expectations on technical specs and warranties.
• Consolidate and log punch-list items from new units.
• Endorse defect lists to Construction Management Team or main contractor.
• Track progress of contractor repairs daily.
• Re-inspect rectified units before owner acceptance.
• Review fit-out plans for conformity with structural/MEP limits.
• Issue work permits to private contractors and monitor compliance.
• Coordinate move-ins including elevator scheduling and protection of common areas.
• Maintain a tracker of units at different turnover stages.
• Compile reports on recurring defect patterns for improvements.
• Serve as primary contact for new owners and tenants.

KEY RESPONSILIBITIES

• Create targets for ESG and recommend and implement ESG initiatives within the organization.
• Conduct joint technical walkthroughs and inspections with new unit owners during the official handover phase.
• Document all visible defects, mechanical, electrical, plumbing (MEP) issues, and architectural finishes on the official turnover checklist.
• Manage owner expectations regarding technical specifications and standard building warranties.
• Consolidate, categorize, and log all punch-list items gathered from newly turned-over units.
• Endorse defect lists directly to the Construction Management Team or main contractor for immediate rectification.
• Track the progress of contractor repair works daily to ensure they adhere to agreed-upon timelines.
• Conduct re-inspections of rectified units to verify the quality of work before clearing them for owner acceptance
• Review and process technical fit-out or renovation plans submitted by unit owners, ensuring they align with the building's structural and MEP limitations.
• Issue work permits to owners' private contractors and monitor compliance with construction guidelines, noise levels, and debris management.
• Coordinate the logistics for owner move-ins, including elevator scheduling and protection of common areas.
• Maintain an updated tracker of all units: pending inspection, undergoing rectification, cleared for turnover, and actively renovating.
• Compile technical reports on recurring defect patterns to help the Construction Management Team improve upcoming building phases
• Serve as the main, empathetic point of contact for new owners and tenants, guiding them through the anxieties of moving into a new building.

Job Qualifications

• Must be a degree holder in B.S. Electrical/Mechanical Engineer or any related field
• At least 1 to 3 years of experience in property turnover, customer relations, hospitality operations, or construction fit-out coordination.
• Preferably with experience in the property industry.
• Amenable to work in Imus, Cavite.
• Willing to work from Mondays to Saturdays.
