CBRE Group, Inc. is seeking a Property and Technical Officer to bridge technical oversight with tenant relations during the critical handover phase of a residential building.

You will document defects, manage warranties and punch-lists, and coordinate move-ins while maintaining trust with owners and tenants. The role emphasizes safeguarding quality, timeline adherence, and clear communication throughout turnover.

Aufgaben

• Create targets for ESG and recommend and implement ESG initiatives within the organization.
• Conduct joint technical walkthroughs and inspections with new unit owners during the official handover phase.
• Document all visible defects, mechanical, electrical, plumbing (MEP) issues, and architectural finishes on the official turnover checklist.
• Manage owner expectations regarding technical specifications and standard building warranties.
• Consolidate, categorize, and log all punch-list items gathered from newly turned-over units.
• Endorse defect lists directly to the Construction Management Team or main contractor for immediate rectification.
• Track the progress of contractor repair works daily to ensure they adhere to agreed-upon timelines.
• Conduct re-inspections of rectified units to verify the quality of work before clearing them for owner acceptance
• Review and process technical fit-out or renovation plans submitted by unit owners, ensuring they align with the building's structural and MEP limitations.
• Issue work permits to owners' private contractors and monitor compliance with construction guidelines, noise levels, and debris management.
• Coordinate the logistics for owner move-ins, including elevator scheduling and protection of common areas.
• Maintain an updated tracker of all units: pending inspection, undergoing rectification, cleared for turnover, and actively renovating.
• Compile technical reports on recurring defect patterns to help the Construction Management Team improve upcoming building phases
• Serve as the main, empathetic point of contact for new owners and tenants, guiding them through the anxieties of moving into a new building.

JOB PURPOSE

The Property and Technical Officer play a dual role as both a technical specialist and a customer relations anchor during the critical transition phase of a residential building.
