Job summary

PM Consulting seeks a Director of Construction & Project Development to provide executive leadership across its construction and project development portfolio in Makati City.

The role oversees planning, design, construction, completion, and turnover of large-scale developments, ensuring budget, timeline, and quality targets are met while aligning with business objectives and stakeholder expectations.

Qualifications

• Bachelor's degree in Civil Engineering, Electrical Engineering, Architecture, Construction Management, or related field.
• Licensed Engineer is highly preferred.
• 15+ years of progressive experience in construction and project management, including senior leadership.
• Experience managing multiple large-scale projects simultaneously.
• Strong background in property development, commercial development, condominium, mixed-use, or other large-scale developments.
• Strong knowledge of construction management, design coordination, quantity surveying, cost control, contracts, and project delivery.
• Extensive experience in contractor, consultant, and vendor management.
• Strong understanding of project budgets, cost estimates, contracts, procurement, and commercial aspects.
• Excellent leadership, negotiation, presentation, and stakeholder management skills.
• Strong communication skills with executives, contractors, and consultants.

Job Summary

The Director of Construction & Project Development will provide strategic and operational leadership across the company's construction and project development portfolio. The role will oversee multiple projects from planning and design through construction, completion, and turnover, ensuring projects are delivered within approved timelines, budgets, quality standards, and business objectives.

The ideal candidate is a highly experienced construction leader with strong expertise in large-scale property development, project execution, design coordination, quantity surveying, contractor management, and stakeholder engagement.

Key Responsibilities

• Lead the end-to-end construction and project development lifecycle from planning and design through completion and turnover.
• Oversee multiple projects simultaneously, ensuring timely and cost-effective project delivery.
• Provide strategic direction on construction methodologies, project planning, design development, and execution.
• Review and oversee project designs, specifications, quantity surveying, cost estimates, contracts, and variation orders.
• Lead the selection, negotiation, management, and performance evaluation of contractors, consultants, suppliers, and other project partners.
• Oversee project budgets, schedules, risks, milestones, quality standards, and overall project performance.
• Establish effective contractor and vendor management strategies to ensure quality, cost efficiency, and timely delivery.
• Work closely with senior management, project teams, consultants, contractors, and other stakeholders to resolve complex project issues.
• Present project status, financial performance, risks, recommendations, and key decisions to senior management and executive stakeholders.
• Ensure projects comply with applicable regulatory requirements, engineering standards, safety requirements, and company policies.
• Identify opportunities to improve construction processes, project efficiency, cost management, and overall project delivery.
• Lead, mentor, and develop the construction and project management team.
