Job summary

Chroma Hospitality, Inc. seeks a Project/Construction Lead - FAI Residential - HRB Supervisor to manage construction for a residential project in Biñan, Laguna.

You will direct site teams, monitor progress, and ensure compliance with plans, specs, and safety standards. Responsibilities include design coordination, submittals, weekly design coordination meetings, cost control, and handover to clients and property managers.

Qualifications

• Bachelor degree in Architecture or Civil Engineering.
• Experience in site management and construction supervision.
• Ability to lead meetings and coordinate with consultants.

Responsibilities

Job Summary

Project/Construction Lead - FAI Residential - HRB Supervisor

Duties and Responsibilities

1. Site Management & Construction Supervision

• Contractor& Supplier Oversight: Direct and supervise day-to-day siteoperations, ensuring contractors, subcontractors, and material suppliersstrictly comply with approved plans, technical specifications, qualitystandards, and safety protocols.
• WorkmanshipInspection: Conduct regular physical inspections across allstructural, architectural, and MEPF works to ensure high-quality executionand zero re-work.
• SiteProgress & Logistics: Manage site logistics, access, anddaily contractor manpower to maintain smooth workflow and prevent sitebottlenecks or delays.

2. Design Coordination & Technical Alignment

• DesignDiscrepancy Resolution: Review contract drawings, architecturaldetails, and engineering plans; proactively resolve design conflict issuesbetween consultants and site contractors prior to execution.
• Submittal& Sample Approvals: Facilitate the technical review andprocessing of Requests for Approvals (RFAs), shop drawings, materialsamples, mockups (e.g., paint/strata finishes, tiles, fixtures), andtechnical submittals with the Design Team/Consultants.

3. Stakeholder Communication & Meeting Leadership

• LeadProject Meetings: Organize, chair, and drive weekly DesignCoordination Meetings, regular Contractor Alignment Meetings, and monthlyprogress reviews. Ensure clear action items and minutes of meetings (MOM)are distributed and tracked.
• Reporting& Alignment: Serve as the primary PM/CM bridge to FilinvestAlabang, Inc. (FAI). Provide accurate, concise, and regular progressreports, highlighting key milestones, critical paths, risk assessments,and mitigation plans.

4. Cost Control & Change Order Management

• VariationOrder (VO) Assessment: Evaluate, verify, and validate contractorclaims for Variation Orders / Change Orders, ensuring technical necessity,fair unit rates, and adherence to original contract terms beforerecommending for FAI approval.

Progress Billings & Accomplishment Verification: Verifyactual site percentage accomplishment for monthly contractor payment valuationsand progress billing certifications.

• CostMonitoring: Track project expenditures against baseline budgetsto prevent cost overruns and maintain clear financial logs.

5. Project Closeout, Commissioning & Handover

• Punchlisting& Rectification: Lead pre-turnover inspections, prepareformal punchlists, and enforce immediate contractor rectification ofdefects prior to final acceptance.
• Testing& Commissioning (T&C): Oversee the testing andcommissioning of all architectural features, utility connections, and MEPFsystems to ensure full operational capability.
• Handoverto FAI: Facilitate the seamless turnover of completed works, keyturnovers, final as-built drawings, warranties, operating manuals, andcloseout documents to FAI and Proexcel (Property Managers).
