Job summary

Solaire Resort is seeking a Commercial Manager to oversee all commercial aspects of projects, including budget control and contract administration. The role spans pre-contract tendering, post-contract payments with PQS, and final account settlements, ensuring compliance with company policy.

Candidate should bring 10+ years in major building constructions with hospitality/IR exposure and at least 5 years on the Owners/Consultants side for complex projects, preferably in Asia.

Qualifications

• 10+ years’ commercial and/or QS experience in major building construction projects with exposure to Hospitality/IR projects in Asia.
• Minimum 5 years Owners/Consultants side site representation on major complex projects.

Responsibilities

• Oversee and manage all commercial aspects of projects, including budget control and contract administration.
• Pre-Contract: assemble tender documentation, review vendor submissions, prepare letters of award and draft contracts.
• Post-Contract: manage contract/supply package, oversee valuation and payments with PQS and stakeholders, monitor compliance.
• Final Account: review financials, negotiate final settlement, reconcile cost reports.

Job description

The Commercial Manager shall oversee and manage all the commercial aspects of projects, including budget control, contract administration, including certifying payments, processing variations and claims.

Pre-Contract

• Manage the assembly and preparation of tender documentation
• Review vendor submissions and prepare recommendation reports
• Prepare Letter of Award and draft contracts

Post Contract Stage

• Preparation of contract & supply package and consultancy agreement
• Manage valuation and payment process with Professional Quantity Surveyors (PQS) along with other stakeholders in the project team
• Monitor payments and ensure contractor/suppliers’ compliance in accordance with company policy and specific contract agreements
• Manage Change Request (CR) and Engineer’s Instruction (EI)
• Make recommendations for Budget Transfer (BT)
• Identify commercial risk to the project budget/delivery and formulate strategy to mitigate

Final Account Stage

• Review financial statements and ensure all contract instructions have been accounted for including variation claims, provisional sums, prime cost sums etc.
• Negotiate for final settlement and recommend for management’s approval
• Reconcile last formal cost report with final account

Qualifications:

• 10+ years’ commercial and/or QS experience in major building construction projects with a considerable exposure to major Hospitality and/or IR projects preferably in Asia
• Minimum 5 years Owners / Consultants side site representation on major complex projects
