About the role
We are seeking a dedicated and experienced Building Engineer for Glorietta Makati to join Polystar General Services Inc. on a full-time basis. Based in Makati City, Metro Manila, this is a crucial position within our building services engineering team. As a Building Engineer, you will be responsible for the safe, efficient, and reliable operation of all building systems and infrastructure at our Glorietta facility. This role is essential to ensuring that the building operates smoothly, maintains compliance with all relevant regulations, and provides an optimal environment for tenants and visitors. You will work closely with our management team and maintenance staff to oversee the day-to-day functioning of mechanical, electrical, plumbing, and other critical building systems.
Key responsibilities
- Oversee and manage the operation of all building mechanical, electrical, and plumbing (MEP) systems, ensuring they function efficiently and safely at all times
- Conduct routine inspections and preventive maintenance schedules for building systems, equipment, and infrastructure to prevent breakdowns and ensure optimal performance
- Respond promptly to maintenance requests and emergency situations, troubleshooting and resolving issues or coordinating with specialised contractors as necessary
- Monitor building utilities including water, electricity, and gas consumption, identifying opportunities for energy efficiency and cost reduction
- Ensure compliance with all building codes, safety regulations, fire safety standards, and environmental requirements, and maintain comprehensive documentation of inspections and maintenance activities
- Supervise and coordinate with maintenance technicians and contractors, providing guidance and ensuring work is completed to the required standards
- Maintain detailed logs and records of all maintenance work, repairs, and system performance data for reporting and analysis purposes
- Communicate regularly with building management, tenants, and stakeholders regarding maintenance activities, system upgrades, and any safety concerns
- Conduct training and safety briefings for maintenance staff to ensure awareness of best practices and emergency procedures
- Assist in budgeting for maintenance and capital improvement projects, providing cost estimates and recommendations for system upgrades or replacements
What we're looking for
- Bachelor's degree in Electrical Engineering, or a related discipline, or equivalent professional experience in building services engineering
- Minimum of 2 years' experience as a Building Engineer or in a similar facilities management or building maintenance role, preferably in a commercial or mixed-use facility setting
- Strong knowledge of building systems including HVAC, electrical systems, plumbing, fire safety systems, and building automation systems
- Professional certification such as a Refrigeration and Air-Conditioning Technician (RAC) license, Electrical Installation Technician (EIT) license, or similar relevant credentials
- Thorough understanding of building codes, safety regulations, and environmental compliance standards applicable in the Philippines
- Excellent problem-solving abilities with a proactive approach to identifying and resolving maintenance issues
- Strong communication and interpersonal skills, with the ability to work effectively with diverse teams and stakeholders
- Proficiency in computerised maintenance management systems (CMMS) and basic computer applications
- Valid driver's license and willingness to respond to emergencies outside regular working hours when required
- Physical fitness and ability to perform hands-on maintenance work, including working at heights and in confined spaces where necessary
