Job summary

Concerted Management Corporation in Pasig, Philippines seeks a Branch Development Officer to lead site acquisitions and expansion efforts. You will coordinate with CCOD regional and area managers, scout locations, and present expansion plans to senior leadership.

You will build and maintain strong relationships with lessors and property owners, develop comprehensive site databases, and implement negotiation tools while traveling for site visits, market studies, and meetings.

Qualifications

• At least 2 years of related working experience in Business Development.
• Ability to develop and maintain strong relationships with lessors and property owners.

Responsibilities

• Increases market presence by consistently and effectively acquiring sites/locations based on target areas as set by the company.
• Creates and implements strategies to encourage property owners and lessors to convert their existing business.
• Creates a comprehensive database of property owners to pool sites for conversion and expiration.
• Develops tools and practices for site acquisition and lessor negotiation.
• Assists CCOD regional managers in coaching and following-up CCOD area managers on expansion implementation.
• Works with CCOD regional managers to supervise CCOD area managers in site scouting and selection for expansion/relocation.
• Supports presentation preparation by CCOD area managers for expansion/relocation projects.
• Reviews and finalizes branch expansion/relocation presentations for approval at various leadership levels.
• Plans field visits to expansion/relocation projects with regional/area managers; assists as needed.
• Ensures compliance with branch expansion/relocation policies by CCOD area managers.
• Ensures annual CAPEX budgets for expansion/relocation are prepared and submitted on time.
• Conducts annual training to CCOD regional and area managers on policies and best practices.
• Monitors progress of CCOD managers in site scouting and negotiation; reports issues with solutions.
• Keeps the BDD project database up-to-date for assigned expansion and relocation projects.
• Analyses branch expansion/relocation policies for possible improvements and makes recommendations.

• 3) Creates a very comprehensive, detailed database of property owners so as to have a pool of sites that are available, can be converted and due for expiration
• 4) Develops tools and practices for site acquisition and lessor’s negotiation
• 5) Assists CCOD regional managers in coaching and following-up CCOD area managers concerning implementation of branch expansion and relocation projects
• 6) Works closely with and assist CCOD regional managers in managing/supervising CCOD area managers in site scouting and selection for branch expansion and relocation requirements
• 7) Works closely with and assist CCOD regional managers in supervising branch expansion and relocation project presentation preparation by the CCOD area managers
• 8) Reviews and finalizes branch expansion and relocation presentation initially prepared by CCOD area managers, and conduct presentation for approval to BDD head and director in charge of BDD, and as needed to EVP for Operations and President
• 9) Plans and implement field visits to assigned branch expansion and relocation projects, in close collaboration with concerned CCOD regional and area managers; as needed, assist certain CCOD area managers in site scouting and selection.
• 10) Assists CCOD regional managers in ensuring policies and procedures governing branch expansion and relocation are fully complied with by CCOD area managers
• 11) Ensures annual branch expansion and relocation projects CAPEX budgets are prepared and submitted on-time to the Corporate Planning and Accounting
• 12) Conducts annual training to CCOD regional managers and area managers concerning branch expansion and relocation policies, procedures, techniques and best practices.
• 13) Closely monitors progress of CCOD area managers in branch expansion and relocation site scouting and selection, and negotiation, and accordingly report any major set-backs or problems to the CCOD regional manager, CCOD head, BDD head, together with problem-solution recommendations
• 14) Ensures BDD project database system is regularly up-to-date concerning assigned branch expansion and relocation projects
• 15) Analyses branch expansion and relocation policies and procedures for possible improvements and make recommendations as needed.
