Job summary

JLL is seeking a Building Technician - BMS Operator in the Philippines to monitor and control advanced Building Management Systems across client facilities. You will ensure HVAC, lighting, and energy systems perform optimally, troubleshoot issues, and support sustainability objectives.

You will work with engineers and maintenance teams to respond to alarms, adjust set points, and document activities in CMMS, contributing to tenant comfort and reliable facility operations.

Qualifications

• High school diploma or equivalent with technical vocational training in building systems, HVAC, or related field.
• Minimum 2–3 years operating Building Management Systems (BMS) in commercial facilities.
• Experience with major BMS platforms such as Tridium Niagara, Johnson Controls, Schneider Electric, Siemens or similar.
• Strong understanding of HVAC systems, mechanical equipment, and building control principles.

Responsibilities

• Monitor Building Management Systems continuously to track HVAC performance and energy consumption.
• Respond to system alarms and equipment malfunctions by diagnosing issues and escalating as needed.
• Adjust BMS set points and schedules to optimize energy efficiency and tenant comfort.
• Document system activities, work orders, and maintenance actions in CMMS.
• Conduct routine checks and preventive monitoring to identify potential failures.
• Coordinate with vendors, contractors, and internal teams to schedule repairs.
• Generate and analyze system reports to identify trends and improvement opportunities.
• Participate in emergency response protocols during after-hours incidents.
