Job summary

Robinsons Land Corporation is seeking a Senior Property Manager in Mandaluyong to oversee a high-rise residential development. You will ensure statutory compliance, manage permits, and implement security and operational improvements across the property.

You will develop annual operating and capital budgets, monitor funds, and deliver monthly revenue and expense summaries against the budget, driving efficiency and guest satisfaction for residents and tenants.

Qualifications

• Requires a formal degree in engineering, business, hospitality, or property management.
• 5+ years of experience in a senior property management role, preferably in residential developments.
• Must be detail-oriented with strong customer engagement skills.

Responsibilities

• Ensure compliance with statutory requirements and timely renewal of permits and licenses related to the property.
• Formulate and implement a strict property security plan while maintaining courtesy to owners, tenants, and visitors.
• Develop and implement ways to improve the property's appearance and efficiency.

• Ensure compliance to all statutory requirements and timely renewal of permits, licenses and service agreements directly related to the managed property.

• Formulate and ensure the strict implementation of the property security plan, while maintaining due courtesy to all unit owners, tenants, property management, workers and visitors of the property.

• Continuously develop and implement ways to improve the appearance and efficiency of the property and its equipment.

• Develop an annual Operating and Capital Expenditure budget for the property, considering all items requiring budget allocation.

• Closely monitor collection of funds, disbursement of funds and the savings and current account balances of the funds of the property

• Prepare a monthly year-to-date summary of actual revenues and expenses and compare these with the prepared budget.

Qualifications:

• Graduate of Mechanical/Electrical Engineering, Business Administration, Hotel & Restaurant Management or Building/Property Management course.

• 5+ years of experience in a senior property management role, preferably in residential developments (high-rise condominiums).

• Detail-oriented and strong customer engagement skills.

• Willing to be assigned in Mandaluyong.
