Job Summary
He/She will provide essential support to the Property Manager in overseeing the daily operations of the Facilities and Equipment of the Condominium Corporations assigned to him/her. This includes actively participating in the management and coordination of all aspects related to building operations to ensure efficiency and smooth functioning. He/She will verify that all building equipment and facilities always remain fully operational by implementing preventive maintenance programs that are both timely and consistent, reducing the risk of equipment failure and ensuring that the facilities are always in optimal working condition.
Duties and Responsibilities
1. Oversee implementation of effective &consistent building/equipment preventive maintenance programs.
- Ensure reliable operations of building equipmentsystem, physical appearance, safety & security of all facilities byconducting regular inspection.
- Consistently implement preventive maintenanceworks & undertake corrective maintenance if necessary.
- Ensure compliance with the 52-week PM schedulesand ensure the use/implementation of Equipment PM forms/checklist.
- Manage equipment downtime from 0% - 3% only.Submit Equipment Uptime Monitoring Report to the QA team, as scheduled.
- Supervise, assess & evaluate performance ofmulti-skilled technicians (MST) periodically or as needed and giverecommendations to the Building Manager.
- Monitor & maintain inventory of tools andengineering consumables. Ensure building has ample inventory by keeping stockscards updated.
- Assist Building Manager in preparing annualbudget for all technical services and materials needed for the efficientoperation of the project.
- Prepare daily/weekly maintenance report andappraises the Building Manager of the undertaking & problems of theBuilding Operation.
- Oversee, supervise and facilitate activities forthird party contractors for any repairs needed for the project.
- Respond to residents' & tenants' calls, giveassessments to the Building Manager, for proper course of actions.
- Assist Building Manager in the performanceevaluation of Service Providers.
- Perform other tasks that may be assigned by theimmediate superior.
2. Assist Building Manager in monitoring all safetyprograms to ensure safety of Residents and the property.
- Assist Building Manager in coordinating and implementing EmergencyPreparedness Drills and Annual Fire/ Earthquake Drills
- Ensure all the fire protection systems are properlymaintained and in good working conditions, such as but not limited to FDAS andAFSS.
- Prevent exposure and decrease liability ofProperty Management (Pro-Excel) and Condo Corporation by adhering strictly toCompany Safety Policy, Company Rules & Regulations, and OSH, if applicable.
- Perform other tasks that may beassigned by the immediate superior.
3. Assist Property Manager in complying with allstatutory and regulatory requirements.
- Assist Building Manager in liaising &securing renewals of regulatory and statutory permits and licenses as requiredby LGU and other Government Agencies.
- May be assigned as a Pollution Control Officer(PCO); prepare and submit the Compliance Monitoring Report (CMR) and quarterlySelf-Monitoring Report (SMR) as required by the DENR-EMB.
- Perform other tasks that may beassigned by the immediate superior.
4. Oversee all engineering and technical concerns ofthe project.
- Review plans and prepare scope of work/terms ofreference for various projects. Evaluate and review proposals of third-partycontractors for Building Manager's endorsement to the Board of Trustees.
- Evaluate and review drawings forconstruction/renovation submitted by unit owners based on design andconstruction guidelines. Ensure that reviewed plans should be evaluated andreturned to the unit owners within the agreed turnaround time.
- Conduct Technical Meetings withtenants/representatives and contractors.
- Monitor unit's fit-out and construction works andensure that all fit-out guidelines are strictly followed. Provide projectstatus reports to the Building Manager.
- Participate/Attend in the technical briefing,testing and commissioning of building equipment (new projects), verificationand validation of work processes.
- Update & maintain records or documentation (as-builtplans, operation & maintenance manual, warranty certificates, directory ofsuppliers/contractors,equipment folders, etc.) of all equipment.
- Ensure that all equipment records, servicereports, repairs are properly labelled and neatly filed in individual equipmentfolders.
- Strict implementation of collection policies;utilities are cut-off on time for delinquent accounts.
- Perform other tasks that may be assigned by theimmediate superiors.
5. Implement energy-conservation and cost savingmeasures while monitoring utilities consumption of common areas.
- Assist Building Manager in coordinating &implementing energy conservation measures. Ensure all common area utilityconsumptions are properly monitored and within budget.
- Recommend and implement cost-cutting measures.
Technical Competencies and Skills
- Basic Accounting, Technical skills in design & installation, Knowledge in construction/maintenance, Customer orientation with sufficient PR skills, Strategic Thinking and Analytical Skills, Good in both written & oral communication
Education, Trainings and Licenses Required
- Graduate of Bachelor of Science in Electrical or Mechanical Engineering, Or any related engineering courses
- A licensed engineer is required
