Job summary

Hammerjack Pty Ltd is seeking a senior property manager to oversee residential developments in Mandaluyong, Philippines. You will ensure regulatory compliance, renewals, and the implementation of a comprehensive security plan.

You will develop annual budgets (OPEX and CAPEX), monitor fund performance, and prepare monthly revenue and expense analyses, collaborating with owners, tenants, and the property team.

Qualifications

• Graduate level study in a relevant discipline (engineering, business, or property management).
• Proven detail orientation and strong customer engagement.
• Willing to be assigned in Mandaluyong, Philippines.

Responsibilities

• Ensure compliance with all statutory requirements and renewals for permits, licenses, and service agreements related to the property.
• Develop and implement the property security plan with courtesy to owners, tenants, management, workers and visitors.
• Continuously improve appearance and efficiency of the property and its equipment.
• Develop annual Operating and Capital Expenditure budgets for the property.
• Monitor fund collections, disbursements, and balances of property funds.
• Prepare monthly year-to-date revenue and expense summaries and compare with the budget.

• Ensure compliance to all statutory requirements and timely renewal of permits, licenses and service agreements directly related to the managed property.
• Formulate and ensure the strict implementation of the property security plan, while maintaining due courtesy to all unit owners, tenants, property management, workers and visitors of the property.
• Continuously develop and implement ways to improve the appearance and efficiency of the property and its equipment.
• Develop an annual Operating and Capital Expenditure budget for the property, considering all items requiring budget allocation.
• Closely monitor collection of funds, disbursement of funds and the savings and current account balances of the funds of the property
• Prepare a monthly year-to-date summary of actual revenues and expenses and compare these with the prepared budget.

Qualifications:

• Graduate of Mechanical/Electrical Engineering, Business Administration, Hotel & Restaurant Management or Building/Property Management course.
• 3-5 years of experience in a senior property management role, preferably in residential developments (high-rise condominiums).
• Detail-oriented and strong customer engagement skills.
• Willing to be assigned in Mandaluyong.
