Job summary

Bank of Commerce (Philippines) seeks a Credit Appraisal Specialist responsible for evaluating property as loan security and preparing appraisal reports. You will liaise with clients and requesting parties, verify locations and technical descriptions with government agencies, and research market prices to support accurate risk decisions.

Responsibilities

• Coordinate with requesting party and client regarding property appraisal.
• Inspect and appraise value of properties offered as security by borrowers; prepare appraisal report.
• Consult realtors/brokers/appraisers on current market prices of properties for appraisal.
• Conduct location verification at Land Regulation Authority, Bureau of Lands, and Tax Mapping Section; and technical description verification with the Bureau of Lands and other agencies.
• Update database by researching prices for real estate, machinery, equipment, and building rentals.
• Ensure confidentiality, accuracy, and timeliness of appraisal reports.
• Conform to Bank policies, rules and regulations.
• Perform other tasks as assigned by supervisors.

Job description

Responsible for providing accurate and timely credit appraisal services so that the proper credit risk analysis decisions can be made.

JOB DESCRIPTION:

• Coordinates with requesting party and client regarding appraisal of properties
• Inspects and appraises value of properties offered as security by borrowers. Prepares appraisal report
• Consults realtors/ brokers/ appraisers on current market prices of the properties for appraisal
• Conducts the following verification on properties:

a. Location verification at Land Regulation Authority, Bureau of Lands, and Tax Mapping Section; and

b. Technical description verification with the Bureau of Lands, Department of Public Works and Highway and Assessor's Office, etc

• Updates database by conducting price research on real estate, machinery and equipment, shares of stock, building rental rates and other related matters
• Ensures proper upkeep of work area and equipment assigned to him/ her
• Ensures confidentiality of information from appraisal works conducted
• Ensures accuracy, completeness and timeliness of reports
• Ensures veracity of information of clients and loan applicants
• Ensures appropriate use of cash advances and liquidation of cash advances
• Performs other tasks that may be required/ assigned from time to time
• Conforms to Bank policies, rules and regulations
