About the Role

We are seeking an experienced Accounting Manager to oversee the financial operations of an exclusive, high-end gated community in Makati City. In this role, you will manage all financial planning, reporting, budgeting, and accounting processes for the Homeowners Association (HOA). You will serve as a key financial advisor to the Board of Directors, ensuring fiscal integrity, full compliance with Philippine statutory regulations, and exceptional service to our residents.

Key Responsibilities

• Financial Reporting & Management: Oversee full-cycle accounting, including general ledger, AP/AR, payroll, monthly financial statements, and balance sheet reconciliations.
• Budgeting & Reserve Planning: Lead the preparation of the annual operating budget, monitor variances, and manage the long-term capital reserve fund for village infrastructure and amenities.
• HOA Dues & Collections: Oversee the timely billing, tracking, and collection of association dues, special assessments, and construction bonds.
• Compliance & Audit: Ensure full compliance with BIR, SEC, DHSUD (formerly HLURB), and local government regulations. Coordinate annual external audits and tax filings.
• Board & Community Liaison: Present clear, high-level financial reports and insights during monthly Board of Directors meetings and annual general assemblies.
• Vendor & Internal Controls: Audit vendor contracts, oversee disbursement approvals, and implement robust internal controls to safeguard association funds.

Qualifications & Requirements

• Education & Certification: Bachelor's degree in Accountancy; Certified Public Accountant (CPA) license is preferred.
• Experience: Minimum 5+ years of progressive accounting experience, with at least 2 years in a managerial role.
• Industry Background: Direct experience in HOA accounting, property management, real estate, or luxury hospitality is strongly preferred.
• Technical Skills: Proficiency in accounting software (e.g., QuickBooks, SAP, Xero) and advanced MS Excel.
• Regulatory Knowledge: Deep understanding of Philippine tax laws (BIR compliance) and regulations governing homeowners associations (RA 9904 / Magna Carta for Homeowners).
• Soft Skills: High level of integrity, strong diplomatic communication skills, and discretion in handling matters within an ultra-high-net-worth community.
