Qualifications

• Minimum 3–5 years of experience in commercial property leasing or related real estate field.
• Strong commercial negotiation and business development skills.
• Excellent communication and interpersonal skills.

Role Objective

To identify and develop business opportunities for commercial properties, including offices, retail units, showrooms, warehouses and other commercial premises, by establishing relationships with property owners, corporate clients, investors and business customers.

The role is responsible for understanding client requirements, identifying suitable properties, conducting viewings, negotiating commercial terms and successfully closing leasing transactions in line with the targets and marketing plan set by the Property Leasing & Management Department.

Key Responsibilities

• Identify and generate new commercial leasing opportunities and prospective clients.
• Develop and maintain strong relationships with property owners, corporate clients, tenants, investors and business representatives.
• Understand client business requirements and recommend suitable commercial properties.
• Conduct property inspections and arrange viewings for prospective clients.
• Prepare and present property proposals, quotations and commercial terms.
• Negotiate rental rates, lease periods, rent-free periods, security deposits and other lease terms within approved authority.
• Follow up on enquiries, leads and negotiations and ensure timely conversion into leases.
• Achieve individual leasing targets and contribute towards the department's overall revenue targets.
• Develop and maintain a database of prospective corporate and commercial clients.
• Conduct regular market surveys and gather information on rental rates, occupancy, competing properties and market trends.
• Identify opportunities for improving occupancy and rental income of managed properties.
• Coordinate with Property Management, Finance, Legal and other departments for completion of leasing formalities.
• Ensure timely preparation and completion of tenancy agreements and related documentation.
• Ensure timely collection of rental cheques, security deposits and other applicable payments.
• Maintain accurate and timely updates in the leasing system and maintain proper records of all enquiries and transactions.
• Attend daily/regular leasing meetings and share market intelligence, leads and transaction updates with the team.
• Monitor competitors and identify new commercial developments and market opportunities.
• Review own performance regularly and take necessary action to achieve or exceed targets.
• Be responsible and accountable for meeting agreed deadlines and completing transactions efficiently.
• Maintain a high level of professional customer service throughout the leasing process.

Requirements

• Degree in Science, Arts, Business Administration, Real Estate or a related field.
• Minimum 3-5 years of experience in commercial property leasing or a related real estate field.
• Strong commercial negotiation and business development skills.
• Excellent communication and interpersonal skills.
• Good command of English and Arabic.
• Good knowledge of the Oman commercial property market and current rental trends.
• Knowledge of commercial leasing practices, tenancy documentation and related procedures.
• Ability to deal confidently with corporate clients, business owners and senior decision-makers.
• Computer literacy and ability to maintain accurate leasing records.
• Valid Oman driving licence.
