Job summary

Arvida is seeking a Property Manager to join our leadership teams across our NZ communities. You will oversee maintenance schedules, contractors, and property teams to ensure assets are well maintained and compliant, while supporting residents to live life their way.

With a hands-on health & safety mindset, you will lead long-term maintenance plans, manage budgets, and drive data-driven decisions across sites, collaborating with internal and external stakeholders and ensuring timely outcomes.

Qualifications

• Two years+ in a similar role with team leadership on a large site
• Experience in general maintenance of built environments, machinery, and equipment
• Knowledge of health & safety and regulatory compliance in healthcare or similar
• Ability to manage long-term and service maintenance plans
• Experience supervising direct reports and subcontractors
• Familiarity with building code compliance and building services such as electrical, fire, lifts, HVAC and refrigeration
• Strong communication and problem-solving skills
• Proficiency with Microsoft Office and property systems
• Comfort with budgeting and data-driven decisions
• Hold a full clean NZ driver’s license and NZ work rights

Responsibilities

• Lead and coordinate maintenance work to ensure assets are well maintained and compliant
• Manage maintenance schedule, contractors, and property team members
• Oversee safety, regulatory compliance and budgeting across communities
• Collaborate with residents and teams to ensure operations meet residents’ needs
• Ensure timely delivery of planned and unplanned maintenance tasks
• Monitor performance and uphold quality standards across sites
