Job summary

Assemble in Auckland is seeking a Property Finance Analyst to join a growing non-bank property finance business. You will build and stress-test property development and investment models, analyse feasibility, funding structures, and cash flows, and present concise investment analyses for decision-makers.

You will work with senior stakeholders across the life cycle of opportunities, monitor exposures, and contribute to improving analytical tools and processes in a dynamic, independent role.

Qualifications

• Strong financial modelling skills with ability to build models from scratch
• Excellent Excel skills and understanding of financial statements, cash flow and investment returns
• Ability to understand property transactions and translate complex information into a clear financial view
• Confidence to challenge assumptions and ask the right questions
• Strong written and verbal communication skills
• Ability to manage workload and progress independently
• Genuine interest in property, finance and investment
• Experience in property finance, investment banking, corporate finance, funds management or related analytical environments

Responsibilities

Property Finance Analyst

An exciting opportunity has arisen for a Property Finance Analyst to join a successful and growing non-bank property finance business specialising in property development and investment finance.

The non-bank lending sector continues to grow as developers and investors seek flexible funding solutions outside the traditional banking sector. This role offers the opportunity to gain exposure to a broad range of property transactions, working alongside experienced professionals and contributing directly to lending and investment decisions.

The opportunity

You’ll work closely with senior decision-makers across the full life cycle of property transactions - from assessing new opportunities through to monitoring existing exposures.

• Building and maintaining detailed property development and investment financial models
• Analysing development feasibility, project costs, funding structures, cash flows and returns
• Assessing the underlying property, borrower and transaction to understand risk and downside scenarios
• Reviewing development budgets, valuations, sales evidence, debt structures and project assumptions
• Stress-testing transactions and identifying key sensitivities

About You

The successful candidate will be highly analytical, commercially minded and comfortable working with a high degree of independence.

You’re likely to have:

Experience in property finance, investment banking, corporate finance, funds management, transaction advisory, property development or a similar analytical environment would be highly relevant.
