Job summary

Stuff is New Zealand's largest digital media company, seeking a Property & Facilities Manager on a 12-month fixed-term contract for maternity cover in Auckland. You will own the portfolio, negotiate leases, manage outsourced partners, and advise leadership on space strategy and cost control.

You’ll drive site safety, preventive maintenance, and real-time analytics while coordinating cross-functional teams to deliver turnkey projects and space planning initiatives.

Qualifications

  • RICS FMANZ membership or equivalent.

Stuff is New Zealand's largest digital media company, and behind every masthead, newsroom and sales floor sits a portfolio of buildings that need to work as hard as our people do. We're looking for a Property & Facilities Manager on a 12 month fixed term contract for maternity cover to take ownership of that portfolio: negotiating leases, driving down occupancy costs, keeping our sites safe and compliant, and using modern property technology to make smarter, faster decisions.

This is a role for someone who enjoys the mix of commercial negotiation, hands-on facilities management and genuine influence at the leadership table. You'll advise our CPO directly, manage outsourced partners and contractors, and be the person business units turn to when they need expert, practical advice on their space.

What you’ll be doing

You'll lead lease negotiations and space sourcing, using market benchmarking and AI assisted contract review tools to sharpen your position and catch risk early. You'll keep a strategic critical date diary so nothing sneaks up on us, and you'll manage the full lifecycle of new leases, subleases and terminations with the rigour and transparency the business expects.

From site inspections and safety audits to preventative maintenance plans, you'll make sure our buildings meet their obligations and ours. You'll bring in condition monitoring and predictive maintenance tools where they add value, and manage the everyday services (cleaning, security, waste, testing and tagging) that keep sites running smoothly.

You'll run the procurement plan, hold contractors to account with proper performance scorecards, and manage property budgets with a close eye on cost, using forecasting and anomaly detection to flag anything unusual before it becomes a problem.

You'll lead space planning and real estate projects from concept to turnkey delivery, and you'll be the one keeping an eye on emerging proptech, bringing forward a business case wherever there's a genuine return.

What you’ll bring
  • A property or facilities qualification (Bachelor of Property, Master of Corporate Real Estate, Commercial Property Asset Management, or similar)
  • 5 to 10 years' experience managing corporate property portfolios and negotiating commercial leases
  • Membership of the Royal Institute of Chartered Surveyors (or equivalent) and FMANZ
  • Solid financial management experience, including budget setting and reporting
  • Confidence with smart building technology and AI enabled analytics, and a genuine interest in what new tools can do for the portfolio
  • Strong negotiation, communication and stakeholder management skills, with the judgement to balance day-to-day fixes against long-term strategy
  • A track record of managing complex projects alongside architects, engineers, IT, security and facilities teams
