Job summary

Jora New Zealand is seeking an experienced Facilities & Interior Manager to operate and maintain a private residence and its assets. You will lead safety, efficiency and discretion while protecting long-term value through proactive maintenance and capital works.

Working with Principals and household staff, you will coordinate refurbishment projects, building systems and budgets, ensuring exceptional presentation and operations. Food and accommodation are provided by the employer.

Qualifications

  • Requires tertiary qualification in engineering, facilities management, property, construction management, or related discipline.
  • Proven experience coordinating contractors, maintenance programmes and capital works.
  • Strong understanding of preventative maintenance and asset management.

Responsibilities

  • Oversee day-to-day operation, maintenance and presentation of residence, grounds and assets.
  • Develop preventative maintenance programmes for building systems.
  • Manage capital refurbishment projects from concept to completion.
  • Source and manage contractors and suppliers with a focus on safety and confidentiality.
  • Coordinate household operations and maintain high presentation standards.

An opportunity exists for an experienced Facilities & Interior Manager to take responsibility for the operation, maintenance, presentation and continuous improvement of a private residence and associated assets.

The role exists to ensure the estate operates safely, efficiently and discreetly while protecting the long term value of the property through proactive maintenance, capital works, contractor management and operational leadership.

Working closely with the Principals and wider household team, this position delivers exceptional standards across the estate while coordinating refurbishment projects, technical building systems, budgets and day to day operations.

Key Responsibilities
Property & Facilities Management
  • Take overall responsibility for the day to day operation, maintenance and presentation of the residence, grounds and associated assets.
  • Develop and manage preventative maintenance programmes for all building systems and infrastructure.
  • Oversee HVAC, electrical, plumbing, irrigation, pools, security, access control, smart home technology and other critical systems.
  • Conduct routine inspections to identify maintenance requirements, safety risks and opportunities for improvement.
  • Maintain accurate asset registers, warranties, servicing schedules, manuals and compliance documentation.
  • Coordinate emergency repairs and ensure prompt resolution with minimal disruption.
Capital Projects & Renovations
  • Plan, coordinate and oversee refurbishment, renovation and capital improvement projects from concept through completion.
  • Liaise with architects, engineers, designers, consultants and contractors.
  • Review scopes of work, quotations, budgets, programmes and technical documentation.
  • Monitor quality, timelines, costs and contractor performance.
  • Support commissioning, defect management and operational handover of completed works.
  • Identify opportunities to improve sustainability, efficiency and long term asset performance.
Contractor & Supplier Management
  • Source, engage and manage trusted contractors and specialist suppliers.
  • Negotiate scopes of work and coordinate service delivery.
  • Ensure contractors meet expected quality, safety and confidentiality standards.
  • Build long term supplier relationships that deliver value and reliability.
Household Operations
  • Coordinate the day to day operational requirements of the residence.
  • Develop and maintain facilities management procedures, maintenance protocols and operational standards.
  • Identify operational risks, maintenance requirements and facility improvement opportunities and implement proactive solutions.
  • Ensure the residence is maintained to exceptional presentation standards at all times.
  • Support operational planning and coordination activities associated with the efficient operation of the property and facilities.
  • Maintain absolute discretion, professionalism and confidentiality.
Leadership
  • Provide day to day coordination of household staff and external service providers.
  • Coordinate and monitor the performance of maintenance contractors, specialist service providers and facility support personnel.
  • Promote a culture of professionalism, accountability and continuous improvement.
  • Develop and implement facilities management strategies to optimize operational efficiency, sustainability and asset performance.
Health, Safety & Compliance
  • Maintain compliance with all relevant health, safety and building obligations.
  • Undertake routine risk assessments and implement appropriate controls.
  • Maintain certifications, service records and statutory documentation.
  • Promote safe work practices across all contractors and household personnel.
Financial & Asset Management
  • Assist with annual operating and capital expenditure budgets.
  • Monitor expenditure and identify cost saving opportunities without compromising quality.
  • Support procurement decisions and long term lifecycle planning for major assets.

Essential Experience & Qualifications
  • Tertiary qualification in Engineering, Facilities Management, Property, Construction Management, or a related discipline;
  • OR
  • At least three years' relevant experience managing high end residential, hospitality, estate, or commercial facilities.
  • Demonstrated experience coordinating contractors, maintenance programmes and capital works.
  • Strong understanding of preventative maintenance and asset management principles.
  • Current driver's licence and ability to travel when required.

The successful candidate will ensure the estate operates seamlessly, projects are delivered professionally, assets are protected, contractors are effectively managed and the Principals experience a safe, efficient and exceptionally maintained residence.
