Job summary

EVT is seeking a senior Maintenance Manager for our Wellington hotel portfolio. You will lead the maintenance and engineering teams, protect building integrity, and ensure compliance across Mechanical/HVAC, Fire, Electrical and Hydraulics services.

You will manage contractors, budgets and capital works while maintaining a strong WHS culture. You will drive preventative maintenance, oversee safety-critical systems, and be on call for after-hours support, ensuring top-tier guest experience and

• Proven experience in a maintenance or engineering leadership role within a hotel or large commercial building.
• Strong working knowledge of Mechanical/HVAC, Fire, Electrical and Hydraulic building services.
• Solid understanding of BWOF requirements and AS/NZ Building Act standards.
• Demonstrated experience managing contractors, budgets and capital works projects.
• Safety-first mindset with the ability to lead a WHS culture across the department.
• Flexibility to be on call for after-hours work.

Responsibilities

• Provide an effective maintenance service to all departments, hands-on and delegate tasks to contractors and in-house maintenance staff as needed.
• Maintain Building Warrant of Fitness (BWOF) and Compliance Schedules to the relevant AS/NZ Standards ahead of annual deadlines.
• Proactively identify areas for improvement, ensure preventative maintenance plans are in place and reviewed annually.
• Manage maintenance contractors engaged via myBuildings, ensuring high standards and safety.
• Ensure building, plant and equipment operate at optimal efficiency in line with OH&S/WHS standards.
• Oversee fire alarm/detection systems, hydrants and sprinkler systems to keep guests and staff safe.
• Manage Repairs & Maintenance department expenditure in line with the annual budget.
• Assist with feasibility, planning, and management of Capital Works projects.
• Create and manage rosters, training and emergency procedures for the Engineering team.
• Be available on call for after-hours call outs.

The Opportunity

This is a key senior leadership role within the hotel management structure, reporting directly to the Hotel Manager and General Manager, alongside the General Manager (Hotel Engineering & FM). As Maintenance Manager, you'll be responsible for protecting the integrity of the hotel building, plant and equipment, overseeing maintenance staff and contractors across Mechanical/HVAC, Fire, Electrical, Hydraulics and other building services — both inside and outside the property.

Key Responsibilities

• Provide an effective maintenance service to all departments, working hands-on and delegating tasks to contractors and in-house maintenance staff as needed.
• Maintain Building Warrant of Fitness (BWOF) and Compliance Schedules to the relevant AS/NZ Standards ahead of annual deadlines.
• Proactively identify areas for improvement, ensuring preventative maintenance plans are in place, operational, audited and reviewed at least annually.
• Manage maintenance contractors engaged via myBuildings, ensuring works are carried out to the highest standard while maintaining a safe environment.
• Ensure the building, plant, machinery and equipment operate at the most efficient level, in line with all OH&S, WHS and AS/NZ standards.
• Ensure the ongoing operation of fire alarm and detection systems, fire hydrants, sprinkler systems and other essential services to keep guests and staff safe.
• Manage Repairs & Maintenance department expenditure in line with the annual budget.
• Assist with the feasibility, planning, implementation and management of Capital Works projects as required.
• Create and manage departmental rosters, training and emergency procedures for the Engineering team.
• Be available on call for after-hours call outs.

What You'll Bring
